Craven’s Grant is a developing gated waterfront residential community along the southern banks of the Sampit River in Georgetown, South Carolina, directly across the river from historic downtown Georgetown. Set on approximately 140 acres, the community offers a rare combination of Lowcountry waterfront setting, custom residential architecture and access to the waterways that have long defined Georgetown. The community takes its name from the massive land charter granted to Lord Craven by King Charles II in 1663, connecting the development to the area's deep colonial history while introducing a distinctly modern vision for waterfront living.
Craven’s Grant has an unusual history for a new home community. The neighborhood was originally envisioned during the real estate boom of the mid-2000s, when Maryville Partners planned a 140-acre, approximately 292-lot residential development along the Sampit River. Significant infrastructure was installed before the broader real estate market collapsed, including paved roads, curbs, underground water and sewer systems, landscaped areas and the community's entrance features. The development was positioned for a luxury market, and individual homesites reportedly reached prices of as much as $400,000 during the height of the boom.
The financial crisis of 2008 dramatically changed the course of Craven’s Grant. As the real estate market collapsed, the development became caught up in the financial and legal difficulties that affected numerous projects throughout the region. Years of litigation, foreclosures and other financial complications followed, leaving the substantial infrastructure largely unused. For more than a decade, Craven’s Grant remained an unusual sight along the Sampit River: a neighborhood with roads, utilities, gates and other signs of a planned community, but very little residential activity.
That long period of inactivity began to change in 2024 as the property underwent a major realignment and a new development effort began bringing the community back to life. The vision for Craven’s Grant has evolved toward a more upscale Lowcountry aesthetic, with an emphasis on Charleston-inspired architecture, custom homes and the natural marsh and waterfront setting. Infrastructure that had sat largely dormant for years is now supporting active residential development, transforming what was once an unfinished development into one of Georgetown's more notable emerging waterfront communities.
One of the defining features of Craven’s Grant is its location on the Sampit River. The community is positioned to take advantage of the extensive waterways surrounding Georgetown, with a planned 200-slip marina providing access to the Sampit River and the larger Winyah Bay waterway system. From the marina, boaters can reach the Intracoastal Waterway, the Atlantic Ocean and several of the rivers that converge around Georgetown.
