A new single-family home community is being proposed in Brunswick County that could bring 172 new homes to approximately 80.18 acres near Ocean Isle Beach. Known as Heron Bluff, the proposed community is located at the intersection of Longwood Road NW and Russtown Road NW, with Beazer Homes as the builder.
The development would be another significant addition to the growing inventory of new homes in the Ocean Isle Beach area, where residential growth continues to expand beyond the immediate beach communities and into the mainland corridors surrounding U.S. Highway 17.
Heron Bluff is planned as a four-phase development. Phase 1 would include 36 single-family homes on 20.14 acres, followed by 46 homes on 29.63 acres in Phase 2. Phase 3A would include 48 homes on 16.07 acres, while Phase 3B would add another 42 homes on 14.47 acres. Altogether, the proposed community would contain 172 single-family homes across the approximately 80-acre property.
A Growing Area Near Ocean Isle Beach
The location is one of the more interesting aspects of the Heron Bluff proposal. The property sits on the mainland along Longwood Road NW, providing residents with access to the Ocean Isle Beach area while remaining outside the more concentrated development immediately surrounding the island.
Longwood Road connects the area with U.S. Highway 17, giving future residents convenient access to shopping, restaurants, medical services and other everyday amenities in the Ocean Isle Beach and Shallotte areas. At the same time, the location places residents within easy reach of the coastal attractions that continue to draw homebuyers to southern Brunswick County.
Ocean Isle Beach offers the combination of beach access, boating, fishing, the Intracoastal Waterway and a growing selection of restaurants and businesses. From Heron Bluff, those coastal amenities would be close enough to become part of everyday life while the community itself would have a mainland setting.
The broader Longwood Road corridor is also becoming increasingly important from a residential-development standpoint. Heron Bluff is part of a much larger pattern of growth occurring throughout this portion of Brunswick County, where new communities are increasingly filling in the area between established coastal communities and the U.S. 17 corridor.
Beazer Homes Acquisition Adds Another Layer of Interest
There is also an important development involving the builder itself that makes the Heron Bluff proposal particularly noteworthy.
On August 7, 2026, Dream Finders Homes announced an agreement to acquire Beazer Homes in an all-cash transaction with an enterprise value of approximately $2.2 billion. Under the terms of the agreement, Beazer shareholders would receive $33.50 per share. The transaction is expected to close in the fourth quarter of 2026, subject to shareholder approval, regulatory approval and other customary closing conditions.
If completed, the combination would create what the companies describe as the sixth-largest homebuilder in the United States, with approximately 520 active communities across 26 markets. Dream Finders and Beazer currently have complementary operations across several regions, including the Southeast.
That transaction does not currently change the identity of the builder listed for Heron Bluff — Beazer Homes remains the builder identified with the proposed community. However, because the proposed acquisition is expected to close later in 2026, Heron Bluff could potentially become part of a much larger homebuilding platform as the project moves through the development process.
Another Addition to the Ocean Isle Beach New-Home Pipeline
With 172 planned homes, Heron Bluff would represent a meaningful addition to the Ocean Isle Beach area's future new-home inventory. Its mainland location, proximity to U.S. 17 and access to the beaches and coastal amenities of Ocean Isle Beach make the project one to watch as the proposal moves forward.
For buyers following new construction in Brunswick County, Heron Bluff is also an interesting example of how quickly the area's new-home landscape is evolving. Not only are new communities continuing to emerge along the Ocean Isle Beach–Shallotte corridor, but the builders behind those communities are themselves undergoing significant changes.
As Heron Bluff progresses through the development process, additional details regarding home designs, pricing, amenities, construction timing and the eventual sales launch should provide a clearer picture of what this 172-home community will ultimately bring to the Ocean Isle Beach market.
