News Title: D.R. Horton has now shifted two Myrtle Beach area townhome communities, The Cove at Glenns Bay and The Townes at Amber Bluff, from rental units to homes for sale, reflecting strong local demand and faster absorption in the growing housing market.
The Myrtle Beach market continues to rank among the fastest-growing housing markets in the Southeast, driven by strong in-migration. Recognizing this sustained demand, the nation’s largest homebuilder by volume, D.R. Horton, maintains a significant and expanding presence in the region. While the company has extensive rental operations through its DHI Communities division—which ranks among the top 10 multifamily developers nationwide—D.R. Horton’s Myrtle Beach strategy suggests that selling homes may provide faster absorption and higher margins than holding units for rent.

Two Myrtle Beach area townhome communities illustrate this shift: The Cove at Glenns Bay and The Townes at Amber Bluff, where D.R. Horton has changed its focus from rentals to for-sale homes.

The Cove at Glenns Bay - Surfside

In September 2023, D. R. Horton acquired an approximately 12-acre parcel on the ocean side of Highway 17 in Surfside Beach. The original plan called for 13 buildings with six townhomes each, plus one building with five townhomes—totaling 83 units—all intended for rental.

By February 2025, D.R. Horton revised its strategy, offering the townhomes for sale instead, with the added option for owners to use them as short-term rentals. The first homes were delivered in April 2025, and the strategy appears successful: within just a few months, roughly 20 townhomes sold and another 20 went under contract. As of August 2025, sales continue, with pricing starting from the $279's.

The Townes at Amber Bluff – Conway
D.R. Horton purchased this 16-acre property in Conway in February 2024. Now known as The Townes at Amber Bluff, the community enjoys a convenient location off Route 378, near the intersections with Highway 544 and Highway 501, just minutes from downtown Conway and close to Coastal Carolina University.

Originally designed as a rental community of 125 townhomes, the plan with The Townes at Amber Bluff shifted in August 2025 to market all of the townhomes for sale. This adjustment allows buyers to own in a well-located community while enjoying modern, low-maintenance townhome living. The model homes in The Townes at Amber Bluff have now been completed, with the first units expected to be released for sale in early September of 2025. Pricing of the Townes at Amber Bluff is starting in the $259's.
