Chesapeake Homes is preparing to formally release the floor plans for its newest collection at Coastal Club of the Carolinas on October 17, 2026, from 12:00 p.m. to 2:00 p.m. The new Estates Collection will add a larger-home option to one of the newest master-planned communities in the Calabash area.
Coastal Club of the Carolinas is a new-home community in Calabash, North Carolina, being developed by Chesapeake Homes. Located just across the North Carolina-South Carolina state line, the community is conveniently positioned for residents who want the coastal lifestyle of Brunswick County while remaining within easy reach of the Grand Strand.
Coastal Club is just minutes from the beaches at Sunset Beach and Cherry Grove, while nearby Calabash provides its famous waterfront seafood restaurants and small-town coastal atmosphere. The community is also close to several of the area's established golf courses, making it particularly well positioned for buyers seeking a coastal Carolina lifestyle without being directly on the beach.
From Farmstead Golf Links to Coastal Club of the Carolina
The property on which Coastal Club of the Carolinas is being developed has an interesting history of its own.
The site was formerly home to Farmstead Golf Links, an 18-hole golf course that opened in 2001 and closed in October 2021. Designed by Willard Byrd, with enhancements by David Johnson, Farmstead was particularly distinctive because its layout crossed the North Carolina-South Carolina border multiple times.
The course's signature feature was its extraordinary 767-yard par-6 18th hole. Golfers actually began the hole in South Carolina and finished in North Carolina, making it one of the most unusual finishing holes anywhere in the Myrtle Beach golf market.
The property also has an even longer history. Before becoming a golf course, the land was associated with the historic McLamb estate and a family with deep roots in Brunswick County dating back to the 1700s. Chesapeake Homes itself has highlighted the property's evolution from its agricultural history to Farmstead Golf Links and, ultimately, Coastal Club of the Carolinas.
Today, another Willard Byrd-designed course, Meadowlands Golf Club, is located nearby. Meadowlands opened in 1997 and provides Coastal Club residents with another established golf option close to home.
A 774-home master-planned community
Coastal Club of the Carolinas was initially approved in May 2022 for a total of 774 residential units, including 630 single-family homes and 144 semi-attached duplex units. The approved development encompasses approximately 311 acres in Brunswick County.
The community is being designed as much around lifestyle as housing. Amenities include a resort-style swimming pool, pickleball courts, bocce ball courts, firepits, a playground, veterans memorial, community garden, picnic areas and substantial green spaces.
Chesapeake Homes began closing on homes at Coastal Club in February 2025. Since then, the builder has established a substantial presence within the community, selling homes across several price points and product types.
Chesapeake's current published lineup consists of 18 floor plans spread among three established collections — Beach Bungalows, Cottages and Villas — with the Estates Collection now being added as the fourth collection.
The existing collections are designed to appeal to somewhat different buyers.

But the new Estates Collection at Coastal Club of the Carolinas appears to be aimed at a very different segment of the market.

The Estates Collection at Coastal Club of the Carolinas is the newest collection being introduced by Chesapeake Homes and appears to be designed specifically for buyers who want considerably more living space while maintaining an emphasis on main-level living.
The Estates Collection at Coastal Club of the Carolinas is where sophistication meets practicality, with homes designed around the ease of everyday living. Most importantly, this collection will offer “sprawling” floor plans ranging from 2,527 to 3,882 square feet. That range is worth paying attention to. The lower end — 2,527 square feet — exactly matches Chesapeake Homes’ Sea Star plan, a larger home the builder previously offered in the Grand Strand. The upper end — 3,882 square feet — exactly matches Chesapeake Homes’ Gardenia plan, which has already been built at Coastal Club. And that may provide an important clue about what Chesapeake has planned for Estates Collection at Coastal Club of the Carolinas .
What might be coming in the Estates Collection at Coastal Club of the Carolinas?
Chesapeake Homes has not yet released the specific Estates Collection floor plans, but there are some intriguing clues in the builder's existing portfolio.
Based on the advertised size range and Chesapeake Homes’ history of building larger coastal homes in the Grand Strand, several familiar plans would seem to be logical candidates for the new Estates collection:

The Beech — approximately 2,857 square feet
The Gardenia — 3,882 square feet
The Gardenia is particularly interesting because Chesapeake has already built a 3,882-square-foot Gardenia at Coastal Club of the Carolinas, providing an early glimpse of the type of larger, main-level living home Chesapeake appears to have envisioned for this collection.
The Sea Star is equally intriguing because its 2,527-square-foot footprint exactly matches the lower end of the Estates Collection's advertised range, while the Gardenia matches the upper end.
Whether these plans — or variations of them — ultimately make up the Estates Collection should become clear when Chesapeake Homes formally unveils the collection on October 17.
The Estates Collection may tell us not only what Chesapeake thinks today's Coastal Club of the Carolina buyers want — it may also reveal which of the builder's larger, previously proven designs Chesapeake believes are ready for their next chapter in Calabash.
