The Cottages on Main is a new home community of 19 single-family homes being planned in North Myrtle Beach.

North Myrtle Beach stands out as one of the most appealing stretches along the Grand Strand because it blends classic coastal charm with a more relaxed, upscale feel than its busier neighbor, Myrtle Beach. The Cottages on Main Street will be located on an approximate 2.79 acres piece of land just off of Main Street in downtown North Myrtle Beach – just a couple of blocks from the Atlantic Ocean.

The preliminary plans for the Cottages on Main are showing three common area lots; the smallest lot is ±3,258 square feet, and the largest lot is ±4,178 square feet. The subdivision density is 6.79 dwelling units per acre. All setbacks conform to the standards of the Business Commercial District is mixed-use, high-intensity commercial zoning district intended to accommodate tourism-oriented, oceanfront and near-ocean development, including retail, lodging, entertainment, and compatible residential uses.

Preliminary plans for the Cottages on Main are showing residential single-family lots ranging from approximately 3,258 square feet to 4,178 square feet, with an average lot size at approximately 3,382 square feet.

On April 7, 2026, the North Myrtle Beach Planning Commission will be reviewing the sketch plan for the Cottage on Main Street.


As of April 2026, timing of plans for the single-family homes on the Cottages at Main has not yet been announced.

The new home community of Kingswood on the Waterway will have 75 single family homes.  There are 15 homesites that are waterfront lots!  Kingswood on the Waterway has both Intracoastal Waterfront Homesites and Privacy Homesites.   Kingswood on the Waterway is a natural gas community and will have a Pool and Cabana!  Single family homes in Kingswood on the Waterway first began to presell in June 2024.  Beverly Homes is the builder of Kingswood on the Waterway.  Single family homes that have sold thus far in Kingswood on the Waterway have sold from the high $500’s to the mid $700’s.  Beverly Homes is pricing homes in Kingswood on the Waterway starting around $600.

Ingram Dunes
Ingram Dunes is a new home community in North Myrtle Beach being developed by Toll Brothers that first started to close home back in April of 2025.  Ingram Dunes is offering an elegant selection of luxury single family homes and a low maintenance lifestyle with premier access to the beach and outdoor recreation.  Toll Brothers purchased this 6.88 acre parcel of land in January of 2024 and is building 27 single family homes in the new home community of Ingram Dunes.  Pricing of the new single family homes in Ingram Dunes is starting in the middle $500's.  As of April 2026, the single-family homes in Ingram Dunes have sold from $565,000 to over $915,000 with an average selling price at around $743,000.  The new home community of Ingram Dunes community is located within walking distance of the beach and is adjacent to the sprawling Ingram Dunes Nature Preserve while being just minutes from the charming shops and restaurants of North Myrtle Beach.

The Bluffs at Palmetto Harbour

The Bluffs at Palmetto Harbor is a new home community by Chris Manning coming soon to North Myrtle Beach.  The Bluffs at Palmetto Harbor is conveniently located along the Intracoastal Waterway and is nestled between Palmetto Harbor and Kingswood on the Waterway.  Del Webb North Myrtle Beach (Pulte) is the community adjacent to The Bluffs at Palmetto Harbor on the south side.  The new home community of The Bluffs at Palmetto Harbor will be developed on an approximate 13.2 acre parcel.  Preliminary plans from Chris Manning, the builder also involved with the neighboring Hudson Creek at Palmetto Harbor, is showing 41 residential lots.  Four of the lots in The Bluffs at Palmetto Harbor will be adjacent to the Intracoastal Waterway.  The property is zoned Single-Family Residential Low-Medium (R-1A).  Most notable is the fact that the R-1A zoning requires a single-family dwelling lot area of 7,500 square feet.  Timing and plans for the new home community of The Bluffs at Palmetto Harbor in North Myrtle Beach have not yet been announced.
