Hayden Point is a future D. R. Horton new home community planned in Shallotte, North Carolina, and a recent action involving Brunswick County has moved the next major expansion of the community forward.
The newsworthy development involves two additional parcels planned for the expansion of Hayden Point. Brunswick County recently reviewed and acted on the development plans for these properties, allowing the planning process for Phases 4, 5 and 6 to move forward. Together, these three additional phases are proposed to add 207 single-family homesites to the community.
The history of Hayden Point dates back to 2022, when the property known as the FMJ Tract received approval for the development of 628 units on approximately 125 acres. That approval represented the original Phases 1 through 3 of the development.
New plans now encompass all six phases of Hayden Point and call for a total of 629 units on approximately 215 acres. In other words, the expanded plan adds roughly 90 acres to the overall development while increasing the total number of proposed units by just one.
That unusual comparison was highlighted during the recent county review of the proposed expansion. While the original approval called for 628 units on approximately 125 acres, the current plans would encompass approximately 215 acres and 629 units. As was explained during the meeting, the additional 90 acres essentially results in just one additional unit under the overall plan.
The newest portion of Hayden Point consists of Phases 4, 5 and 6, which are proposed to contain 207 single-family homes on approximately 96 acres. The property consists of parcels located off Forest Street Extension, which connects to Frontage Road.
The three new phases will have a planned density of approximately two units per acre. Combined with the original Phases 1 through 3, the plans now envision a six-phase community containing 629 total residential units across approximately 215 acres.
The Phase 4 through Phase 6 property includes parcels that were previously owned by Weyerhaeuser, one of the nation's largest private owners of timberlands. As portions of Weyerhaeuser's extensive timberland holdings in the area are transitioned to residential development, these properties are now planned to become part of Hayden Point.
The plans indicate that Phases 4 through 6 will consist entirely of single-family residential development, with no multifamily residential component identified within the 207-home expansion. The addition of these three phases would significantly expand the physical footprint of Hayden Point, even though the overall number of proposed homes would increase only slightly from the original 628-unit plan.
The expansion of Hayden Point comes at a time when Shallotte and the surrounding Brunswick County area are experiencing continued residential growth. Shallotte has increasingly become an attractive location for new home development, offering many of the conveniences buyers are looking for while remaining close to the area's beaches.
The town of Shallotte serves as an important commercial and service center for southern Brunswick County, with shopping, restaurants, healthcare and other everyday amenities. At the same time, Shallotte is located within easy reach of several popular Brunswick County beaches, including Ocean Isle Beach, Holden Beach and Sunset Beach.
Shallotte's location between Myrtle Beach and Wilmington adds another important element to its appeal. Residents of Hayden Point can enjoy access to the beaches and coastal lifestyle of southeastern North Carolina while remaining within convenient driving distance of the Grand Strand to the south and Wilmington to the north. The area also offers substantially more undeveloped land than many of the established coastal communities, creating opportunities for continued new home construction.
That combination of coastal proximity, available land, growing services and accessibility has made Shallotte and the surrounding area an increasingly active market for new residential development. Hayden Point is one of several communities contributing to that growth and is particularly noteworthy because of its planned size and the involvement of D. R. Horton.
The 207 homes proposed for Phases 4 through 6 would represent a significant addition to the area's new home inventory. More importantly, the latest plans provide a much clearer picture of the eventual scale of Hayden Point: approximately 629 residential units across roughly 215 acres once all six phases are considered.
Hayden Point also adds to D. R. Horton's growing presence in the Shallotte area. D. R. Horton is already active in the surrounding market with communities such as The Meadows at Wildwood Village and Silver Oaks, making Hayden Point another significant addition to D. R. Horton's expanding portfolio of new home communities in the area. The planned 207 homes in Phases 4 through 6 would give D. R. Horton an even larger presence in a market that continues to attract new residential development.
As of August 2026, Hayden Point has not yet been officially released for home sales. D. R. Horton has not yet announced the community's floor plans, pricing, amenities or anticipated sales timeline.
For now, the most significant development is the advancement of Phases 4 through 6.
