News Title:Land in Carolina Forest is being cleared on the River Oaks Golf Course (former Bear Course) for the new home community of North Cove
The River Oaks Golf Club in Carolina Forest, SC, originally opened in 1987 and was a family-run business for many years. The course, designed by Gene Hamm, initially offered 18 holes (Fox nine hole course and Otter nine hole course) and expanded to 27 with the addition of the Bear nine hole course in 1991. Recently, the Bear nine hole course was sold for residential development. The Fox and Otter nine hole courses remain open for the time being.
There are seven main separate parcels of land (see accompanying graphic) that are targeted for residential development.
Chris Manning Communities and Mungo Homes are partnering on the residential development.
As of April 2025, land development on the southeast side of River Oaks Drive is well underway. Within these seven parcels of land, preliminary plans are for Mungo Homes to be developing approximately 220 single-family homes (parcels 4 and 5 – totaling approximately 67.5 acres) in the new home community of North Cove.
Horry County has approved the development of 220 single-family homes in North Cove.
Neither Chris Manning Communities nor Mungo Homes have announced timing or pricing for the single-family homes in North Cove.
Mungo Homes is now a division of the Clayton Home Building Group and a Berkshire Hathaway company. Mungo Homes is well committed to building in the Myrtle Beach area.
Chris Manning is a graduate of Methodist University in 1998 with a bachelor’s degree in business, and a concentration in marketing. He worked a short time for companies such as Ready Mixed Concrete and Highland Lumber before stepping out into his own business endeavors of residential development in 2000. Since that time, he has built in North Carolina and South Carolina and is a standing member of the Home Builders Association of North Carolina. Over the past 20+ years, Chris has also purchased and developed several residential subdivisions, multi-family units, and commercial buildings.
