The new home community of Marshwood Landing is conveniently located on east side of Ocean Isle Beach Road SW, just north of Old Georgetown Road.
Marshwood Landing will be neighbors with Lakewood Estates – a small, older residential subdivision that began development in the late 1990’s.
Back in May of 2024, the Brunswick County Planning Commission approved a master planned development (denoted as 1 and 2 on the accompanying map) to consist of 550 single-family units of 249 acres of land. The preliminary plans indicate 376 single-family homes and 174 semi-attached homes.
Pulte currently owns 56.63 acres of this master planned development - denoted at (1) on the accompanying map.
Marshwood Landing is the new home community that is being developed on this land.
Amenities in Marshwood Landing include a community pool, pavilion, pickleball courts, and open green spaces. Marshwood Landing will offer low-maintenance Villa living as lawn care will be included in the HOA fees. Internet will also be included in the HOA fees.

As of April 2026, Pulte has not yet announced timing or plans for the new homes in Marshwood Landing.
The 45.02 acre parcel across Ocean Isle Beach Drive SW from Marshwood Landing is currently owned by the DRB Group. Previous plans for this parcel – the new home community of Remuda Run - involved Dream Finders Homes intention to build 60 single-family homes and 95 townhomes. In April of 2026, revised plans for Remuda Run were approved by Brunswick County Planning Commission to build 140 single-family homes. DRB Homes has not yet announced timing or plans for Remuda Run.
