News Title: A new Planned Development District being considered off of Highway 57 in Little River – The Village at Highway 57
The Village at Highway 57 is a new home community currently being planned.  The Village at Highway 57 would straddle Highway 57 near the North Carolina/South Carolina border in the norther part of Little River.  The Village at Highway 57 is conveniently located near the former Farmstead Golf Links.  Chesapeake Homes is building on the North Carolina side of where the former Farmstead Golf Links stood – Coastal Club of the Carolinas.

The Farmstead Golf Links was a distinctive course that operated from 2001 until its closure in October of 2021.  The course was designed by Willard Byrd, with enhancements by David Johnson, and was most notable for its unique layout that crossed the North Carolina–South Carolina border multiple times, culminating in a remarkable 767-yard par-6 18th hole—one of the longest in the world.  Years before, this property was the historic McLamb estate, a family with deep roots in Brunswick County dating back to the 1700's.

Horry County Planning Commission is reviewing a request to rezone approximately 157.4 acres (combining 2 parcels each about the same size) from Commercial Forest Agriculture (CFA) to Planned Development District (PDD). 

The Planned Development District (PDD) allows for mixture of residential, commercial, office, industrial uses on a single site provided a written narrative and conceptual plan are submitted.

The current rezoning schedule for these two parcels is as follows:
In parallel, an application was also submitted to amend the future land use map of the Imagine 2040 Comprehensive Plan from Rural to Rural Communities .  The Future Land Use Map indicates “Rural Communities” are traditional settlements and places of congregation in which any proposed development is compatible with surrounding densities and current settlement patterns. If approved, the future land use would support single-family residential developments, including minor and major subdivisions, with lot sizes greater than 14,500 square foot or with a maximum of 3 net units per acre.

The Village at Highway 57 Planned Development District is proposing 250 single family units, 100 townhomes and 15,7 acres of commercial use.

The Permenter family currently owns the land, but the development agreement is including Pulte Homes who is expected to be the builder of this new home community The timing for development for the Village at Highway 57 has not yet been announced.
