The Grand Nassau returns
Ryan Homes is once again offering the popular Grand Nassau at Grande Dunes North Village.
The Grand Nassau isn't new to Grande Dunes North Village. Ryan Homes began selling the plan at Grande Dunes North Village in late 2023, where it quickly established itself as a popular townhome design.
The approximately 1,634-square-foot Grand Nassau features three bedrooms, 2½ bathrooms and a one-car garage. The thoughtfully designed floor plan places the owner's suite on the main level while providing two additional bedrooms and additional living space upstairs.
Enter through the one-car garage and step directly into the home's impressive gourmet kitchen. A large center island overlooks the inviting great room and formal dining area, creating an open and highly functional space for everyday living and entertaining. A covered porch extends the living space outdoors.

Ryan Homes previously offered the Grand Nassau at Course Club Villas at Prince Creek, a highly successful new townhome community that brought 93 upscale attached homes to an exceptionally
desirable location along the northern end of the TPC of Myrtle Beach.
Course Club Villas began closing homes in late 2024 and was completely sold out by the summer of 2026. Every one of the community's 93 townhomes featured the Grand Nassau plan.

And there is another significant benefit: lawn care is included, adding to the lock-and-leave lifestyle that makes the community particularly attractive for buyers who want to enjoy the Myrtle Beach area without spending their weekends maintaining a yard.

A more focused single-family lineup
One of the more interesting developments at Grande Dunes North Village in 2026 is the apparent refocusing of Ryan Homes' single-family product lineup.
Ryan Homes previously offered a considerably broader range of single-family floor plans at North Village, including several larger and higher-priced designs associated with the community's Waterway offering. Those plans included homes such as the Silverleaf, Charles, Geneva and Meridian.
Those homes were not simply proposed floor plans — homes were actually constructed and sold.
Today, however, Ryan Homes' actively presented single-family lineup at Grande Dunes North Village is considerably more focused. The current selection centers around a handful of floor plans spanning from roughly 1,600 to 2,700+ square feet.
The change is noteworthy because it suggests that Ryan Homes is evolving its product strategy as development of Grande Dunes North Village progresses. Rather than maintaining a large menu of single-family designs, the builder appears to be concentrating its current offerings around a smaller selection of proven home types.
That doesn't necessarily mean the larger Waterway plans have been permanently retired from the market, and it is too early to know exactly how Ryan Homes will configure the remaining homesites. But the change in the currently marketed product mix is clear.
It also creates an interesting dynamic within the community: as individual homesites become more differentiated by location, views and other characteristics, lot premiums could become an increasingly important component of the final price of a new home.

The evolution of Ryan Homes' offerings makes Grande Dunes North Village particularly interesting to watch in 2026.
The community now provides a broad spectrum of attached and detached living, from the approximately 1,634-square-foot Grand Nassau townhome starting in the low $300s, to the 2,059-square-foot Bethany villa from $399,990, and a collection of single-family homes ranging from the mid-$400s into the $500s and beyond.
At the same time, Ryan Homes' current single-family lineup is notably more focused than the selection that was available earlier in the development's evolution.
That may ultimately prove to be one of the most significant aspects of the community's next phase. The emphasis appears to be shifting from simply offering a large number of floor-plan choices to matching a more focused collection of homes with some of Grande Dunes' most desirable homesites.
And for buyers looking for an attached home, the return of the Grand Nassau adds another compelling option — particularly given the plan's successful track record at Course Club Villas at Prince Creek.
For Grande Dunes North Village, 2026 appears to be less about simply adding more homes and more about refining the mix of homes being offered — while bringing back a townhome design that has already proven popular throughout the local market.
