On June 4, 2026, the Horry County Planning Commission is holding a public hearing on a land development agreement which would entail implementation and development of a single phase for single-family homes on the eastern side of Conway to be completed within five years. This new home community is tentatively being named Silver Lake Estates. Preliminary plans for the new home community of Silver Leaf Estates are to build 107 single-family homes on an approximate 49.88 acre parcel of land.
The new home community of Silver Leaf Estates is conveniently located just north of Highway 90 on the far east side of Conway and far west edge of Longs. Locals often refer to this area as “Star Bluff Crossroads”, which is not actually a section within the City of Conway itself but rather a small unincorporated rural area/community in northern Horry County, generally associated more with the Longs/North Myrtle Beach side of the county than downtown Conway. The area where the new home community of Silver Leaf Estates is being planned is largely centered around Star Bluff Road and nearby crossroads/intersections northeast of Conway and west of North Myrtle Beach.
Over the last several years, the broader Star Bluff Crossroads area has seen increasing residential growth as new home communities expanded inland from North Myrtle Beach and Little River. Silver
Silver Leaf Estates is nestled between two other new home communities that have recently started to sell: Palmetto Place and The Overlook.
Palmetto Place
Meritage Homes is the builder in Palmetto Place. Meritage Homes is building 71 single-family homes on an approximate 29.41 acre parcel in the new home community of Palmetto Place. Initial delivery of the single-family homes in Palmetto Place by Meritage Homes is in May of 2026. As of May 2026, Meritage Homes is pricing the single-family homes in Palmetto Place from $296,990.
The Overlook
Lennar is the builder in The Overlook. The Overlook is a new home community in that started presales in June of 2025 and the first set of single-family homes closed in late October of 2025. The new single-family home community of The Overlook in Longs, SC is conveniently located close to Highway 90 and is just under seven miles away from the Atlantic Ocean and Intracoastal Waterway. A couple of years ago, Horry County City Council approved the development of 200 single-family homes in the new home community of The Overlook in Longs, SC. As of May 2026, the single-family homes in The Overlook have sold from $216,000 to $310,000 with an average selling price at around $250,000. As of May 2026, Lennar is pricing the single-family homes in The Overlook from the low $200’s.
The Highway 90 corridor has become a hotspot for new home community development. Other new home communities currently under construction along Highway 90 near the planned Silver Leaf Estates include Tupelo Park (Lennar), Eden Springs (D. R. Horton), Avery Woods (Great Southern Homes), Marshfield (Beazer), Forestwood (Pulte), and Summers Cove – a new home community by Lennar that, as of May 2026, has not yet started presales.
The upcoming Horry County Ride 4 project, SC Hwy 90 widening from East Cox Ferry Road to Little River, will likely only add to the appeal of Silver Leaf Estates. Horry County has already issued a Request for Proposal (RFP) seeking a design bid for the widening of Highway 90 from East Cox Ferry Road to Little River which will entail widening Highway 90 to 4 lanes with turn lanes at intersection (East Cox Ferry to US Highway 90). This Highway 90 widening project seems likely to be among the initial Ride 4 projects to be implemented and currently sits in the Design and Engineering Phase as of May 2026.
