The new home community of Bayline is located just south of Highway 17 in Calabash, less than 30 minutes from Myrtle Beach, about 45 minutes from Wilmington and just a short drive to Sunset Beach.
Bayline is a large new home community on approximately 1,009.30 acres of land in Calabash.
In June of 2021, Brunswick County approved 1,796 single-family units as well as 363 townhomes in the new home community of Bayline. In addition to the 2,159, an additional 151 units were approved in the city limits of Calabash. The current master plan for Bayline has remained unchanged.
Since that time, the Calabash Board of Commissioners approved the annexation of this land into the Calabash Town limits. This also changed the Brunswick County zoning designation of Planned Development (PD) to the Calabash zoning designation of Planned Unit Development (PUD).
Property Owner Benefit of Annexation - having property within a municipality can give access to improved services like better police and fire protection, which can in turn reduce insurance rates. Of more importance to some property owners, particularly businesses, might be better water and sewer rates through annexation into cities and towns that operate such utilities or have intergovernmental agreements in place to offer reduced rates for customers. Many property owners considering development of their property are coming into Loris with its zoning and land-use regulations to provide more options for development density, which in turn can make the land more valuable and a project more economically feasible.
Calabash City Benefit of Annexation - bringing more property and residents into municipal limits can reduce costs for services through economies of scale, meaning the more customers there are for a service, the lower the per-customer cost for that service.
The Bayline community was originally approved under the name of “Stone Farm”.
The master site plan that was approved by Brunswick County includes a connector road from Old Georgetown to Thomasboro Road . The Bayline Planned Development includes 1,850 varying residential units with acreage along Thomasboro Road and Old Georgetown Road for commercial development.
Criteria Development, based in Alabama, is involved with the land development.
D. R. Horton is expected to be the builder in Bayline.
