News Title:Loris growth continues as new Fox Bay community planned on 27 acres between two established Loris neighborhoods
A new residential opportunity located right off of Carolina Drive just slightly northeast of downtown Loris between Highway 701 and Highway 9 is beginning to emerge in Loris as the proposed Fox Bay major subdivision continues through the planning process. The new Fox Bay project was recently placed on the July 23, 2026 Loris Planning Commission agenda for preliminary review before being deferred, signaling continued activity as the development moves through the entitlement process. The proposed new community of Fox Bay is planned on a 27.26-acre parcel owned by Ashwood Holdings LLC and is uniquely positioned among two established Fox Bay neighborhoods.
The property is nestled between the established Fox Bay Estates community and The Farm at Fox Bay, creating a natural connection to an existing residential area while maintaining the spacious character of the surrounding neighborhoods.
Fox Bay Estates is the original more established community within the Fox Bay area featuring over 80 single-family homes with larger residential lots and a variety of custom homes developed over several decades. The more recent single-family home sales in Fox Bay Estates have been in the $500’s and above.
The Farm at Fox Bay represents a newer extension of the Fox Bay area with over 20 single-family homes with similarly large homesites to Fox Bay Estates, but with a more unified neighborhood design. The more recent single-family home sales in the Farm at Fox Bay have been in the $400’s.
The proposed new subdivision within Fox Bay would add new residential opportunities within this established Loris setting while preserving the area's low-density, estate-style character.
Additional details, including the builder, floor plans, pricing, site plan, and expected timeline, will be announced as the project progresses through the planning process.
This new residential section with the Fox Bay area is close to another new home community being planned – Wildwood. Wildwood is a new home community just outside of downtown Loris that is in the early planning stages. Current efforts for the new home community of Wildwood in Loris are looking to rezone approximately 89.84 acres from Forest Agricultural to Multi-Residential Preservation (MRD-P) for 173 single family units. With MRD-P zoning, a smaller minimum lot size becomes permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. Simply speaking, a property with MRD-P zoning will have more green and more open space, but potentially more homes closer together. Lennar is expected to be the builder in the new home community of Wildwood in Loris. Sutton Farm (D. R. Horton), Woodland Valley (Great Southern Homes) and Warner Crossing (Lennar) are a few of the neighboring subdivisions also in this area.
Loris Heights is another new home community being planned in Loris near Fox Bay. The new home community of Loris Heights would be located near the heart of downtown Loris where Highway 9 intersects with Highway 701. There are 44 single-family homes being planned for the new home community of Loris Heights. Loris Developers currently owns this approximate 13 acre plot of land where Loris Heights is being proposed. Loris Developers has not yet announced timing or plans for development in Loris Heights.
