The new home community of The Bluffs at Palmetto Harbor will be developed on two combined parcels totally approximately 13.2 acres.
The Bluffs at Palmetto Harbor is conveniently located along the Intracoastal Waterway and is nestled between the existing community of Palmetto Harbor and the new home community by Beverly Homes - Kingswood on the Waterway – that is currently under development. Del Webb North Myrtle Beach (Pulte) is the community adjacent to The Bluffs at Palmetto Harbor on the south side.
Preliminary plans from Chris Manning, the builder also involved with the neighboring Palmetto Harbor, is showing 41 residential lots. Four of the lots will be adjacent to the Intracoastal Waterway.
Chris Manning is also the builder in the new home community of Glasgow Village in Murrells Inlet. Chris Manning is a graduate of Methodist University in 1998 with a bachelor’s degree in business, and a concentration in marketing. He worked a short time for companies such as Ready Mixed Concrete and Highland Lumber before stepping out into his own business endeavors of residential development in 2000. Since that time, he has built in North Carolina and South Carolina and is a standing member of the Home Builders Association of North Carolina. Over the past 20+ years, Chris has also purchased and developed several residential subdivisions, multi-family units, and commercial buildings.
The Bluffs at Palmetto Harbor property is zoned Single-Family Residential Low-Medium (R-1A). Most notable is the fact that the R-1A zoning requires a single-family dwelling lot area of 7,500 square feet.
As of August 2025, timing and plans for the new home community of The Bluffs at Palmetto Harbor in North Myrtle Beach have not yet been announced.
Homes for sale in The Bluffs at Palmetto Harbor
The Intracoastal Waterway has become a highly sought after location for new home communities in the North Myrtle Beach area.
The next door neighbor to The Bluffs at Palmetto Harbor, Kingswood on the Waterway, will have 75 single family homes with 15 homesites being waterfront lots. The single-family homes in Kingswood on the Waterway first began to sell in June of 2024. Beverly Homes is pricing the single-family homes in Kingswood on the Waterway starting in the $500’s.
Ashton Woods has just announced presales for their new waterfront community just up the road – Blue Heron Retreat. In Blue Heron Retreat, Ashton Woods will be building 74 single-family homes – 43 of which will be situated along the Intracoastal Waterway. Ashton Woods will also be building 210 villas on the interior section of this new home community. Ashton Woods is pricing the single-family homes in Blue Heron Retreat starting in the $400’s.
A little further up the Intracoastal Waterway, Pulte is in the planning stages of their new waterfront community – Long Bay Village. Preliminary plans from Pulte in Long Bay Village are showing 137 home sites with 35 single-family homes being waterfront lots with private docks along the Intracoastal Waterway.
Even farther up the road – on the north end of North Myrtle Beach - is the new waterfront community by Ryan Homes of Hope Pointe. Ryan Homes started presales in Hope Pointe is June of 2025. Ryan Homes is building 95 single-family homes and 146 townhomes in Hope Pointe. Hope Pointe will include a dock and 44 private boat slips. Ryan Homes is pricing the single-family homes on Hope Pointe starting in the $400’s.
