News Title: Pauley Estates Brings Eight Large Homesites to Growing Conway Area
A small new home community is coming to Conway, offering something that can be increasingly difficult to find in new construction—larger homesites, fewer neighbors and no HOA. Pauley Estates, a new community by Hunter Quinn Homes, is planned along Pauley Swamp Road with a limited collection of just eight homesites.

The location places Pauley Estates in an area where residential growth is continuing to expand beyond the more established portions of Conway. Located approximately 15 minutes from Downtown Conway, Pauley Estates offers a quieter setting while keeping residents within an easy drive of the historic downtown district, Conway Riverwalk, local restaurants and shops, as well as the broader Grand Strand.

What sets Pauley Estates apart from many of the larger new-home communities being developed throughout the Conway area is its size. Rather than hundreds of homesites and a more traditional subdivision environment, Pauley Estates will consist of only eight homes. The homesites range from approximately 0.77 to 1.58 acres, giving homeowners considerably more land and creating a more spacious setting between residences.

The community will also have no homeowners association, adding another layer of flexibility for homeowners. The combination of larger acreage and no HOA gives buyers more freedom to enjoy their property, whether that means creating a larger backyard, expanding outdoor living areas, adding recreational space or simply having more room and privacy around the home.

Homes at Pauley Estates are being built by Hunter Quinn Homes, a privately owned regional builder based in the Charleston area. Hunter Quinn has been expanding its presence along the South Carolina coast and is now building in several communities throughout the Grand Strand region. Its smaller-scale approach is particularly well suited to a community such as Pauley Estates, where the emphasis is on a limited number of homesites rather than a large-scale production neighborhood. Hunter Quinn currently lists Pauley Estates among its Conway communities, along with Huckleberry Estates and Pottery Landing.

Pauley Estates Joins a Growing Cluster of New Home Communities

Pauley Estates is not developing in isolation. Several other new home communities are either under construction, selling homes or coming soon within a few miles to the north, illustrating the continued expansion of residential development in this portion of the Conway area.

Among them is Dove Crossing by D.R. Horton, a considerably larger new home community that is currently selling. Dove Crossing offers a variety of single-family floor plans and includes larger homesites, with amenities planned or available including a pool, fitness room and pickleball court. The community is located off Browns Way Shortcut Road and provides convenient access to the Conway area and major highways.

Another nearby development is Cates Bay Crossing by Century Communities, located along Cates Bay Highway. The community represents Century Communities' entry into the Horry County market under its Century Complete brand and is planned as a single-family home community. Cates Bay Crossing is currently selling homes, with the community offering a selection of ranch and two-story floor plans.

Palmetto Springs by Lennar is another new community taking shape in this emerging residential area. The upcoming single-family community is located near Cates Bay Highway, placing it within the same broader growth corridor. Lennar describes Palmetto Springs as a community near historic Downtown Conway, with the surrounding area offering access to Conway's downtown, the Waccamaw River and the region's growing collection of residential developments.

Also shown on the accompanying map is Hugo Road Estates, a new community that is tentatively being referred to by that name as plans move forward. While details remain in the planning stages, its inclusion adds to the picture of continued residential expansion in this area north of Pauley Estates.

A Different Type of New Home Opportunity

While these nearby communities demonstrate the amount of new construction taking place in the area, Pauley Estates is positioned somewhat differently. The community is intentionally small, with only eight homesites, and the acreage is a significant part of the appeal.

For buyers who want a new home but prefer a more spacious, less densely developed setting, Pauley Estates offers an alternative to the typical subdivision experience. Larger homesites provide more separation between homes, while the absence of an HOA gives homeowners additional flexibility in how they use and enjoy their property.

The result is a small collection of new homes that combines the advantages of new construction with a setting that feels considerably less like a traditional subdivision. With Conway continuing to expand outward and new communities appearing along several of its developing corridors, Pauley Estates offers a notably different option—just eight new homes, larger homesites and no HOA, while remaining close to Downtown Conway and the many attractions of the Grand Strand.
