The new home community of North Cove is being developed on the land where the River Oaks Golf Club - Bear Course resided.
The River Oaks Golf Club in Carolina Forest, SC, originally opened in 1987 and was a family-run business for many years. The course, designed by Gene Hamm, initially offered 18 holes (Fox nine hole course and Otter nine hole course) and expanded to 27 with the addition of the Bear nine hole course in 1991. Recently, the Bear nine hole course was sold for residential development. The Fox and Otter nine hole courses remain open for the time being but are expected to both close at the end of November 2025.
There are seven main separate parcels of land (see accompanying graphic) that are targeted for residential development.
Chris Manning Communities and Mungo Homes are partnering on the residential development.
As of November 2025, land development on the southeast side of River Oaks Drive is well underway. Within these seven parcels of land, preliminary plans are for Mungo Homes to be developing approximately 220 single-family homes (parcels 4 and 5 – totaling approximately 67.5 acres) in the new home community of North Cove.
Horry County has approved the development of 220 single-family homes in North Cove.
As the Fox and Otter courses close at the end of November, land development is expected to follow thereafter. Although nothing official has been announced, expectations are that Mungo Homes will likely be involved with the development in this area as well. Expectations are for there to be over 350 additional single-family homes developed on the land now occupied by the Fox and Otter courses. A small portion of this land, identified as Parcel 2 on the accompanying graphic, will actually be developed adjacent to the Intracoastal Waterway.
Neither Chris Manning Communities nor Mungo Homes have announced timing or pricing for the single-family homes in North Cove.

Mungo Homes is well committed to building in the Myrtle Beach area. Mungo Homes recently completed development of 53 single-family homes in Lyden Village (Myrtle Beach), over a 100 single-family homes in Merrill Villas (Carolina Forest) and 90 single-family homes in Sessions Point (Conway).
