News Title:A thoughtfully planned new community of more than 270 single-family homes may be coming soon just minutes from the charm and coastal character of historic downtown Georgetown.
On April 16, 2026, a request to rezone two parcels at the intersection of Brick Chimney Road and Highmarket Street totaling approximately 90.21 acres from Forest Agriculture (FA) and Limited (LI) to a Planned Development (PD) will be reviewed by the Georgetown County Planning Commission.
These parcels benefit from convenient access to Highmarket Street—a key thoroughfare through downtown Georgetown that connects much of the area’s shopping, dining, and historic landmarks.
Historic Downtown Georgetown continues to be in the middle of a quiet but meaningful resurgence, and that momentum is now beginning to translate into new residential growth—something that has historically been limited in this area.
The rezoning request to the Planned Development (PD) zoning district in Georgetown would give developers more flexibility to design a community as a whole, rather than being locked into strict, one-size-fits-all zoning rules. Instead of saying “this lot must be exactly this size, this setback, this use,” a PD allows a mix of uses (like homes, amenities, maybe some commercial) and creative layouts—as long as the overall plan is thoughtfully designed and approved by the city. The PD district really lets the developer pitch a complete, well-planned community and get flexibility on the rules in exchange for a higher-quality, cohesive development.
The preliminary plan for this property is to develop 272 single-family homes sites, a commercial/limited industrial area, and a master amenity, along with open space.
The location of this parcel will place residents of this new home community just minutes from the charm and energy of Historic Downtown Georgetown and its iconic waterfront along Georgetown Harborwalk - where you’ll find a vibrant mix of waterfront dining, boutique shopping, and local galleries, all set against sweeping views of the River. With such close proximity, these parcels where this new home community is being planned offer the rare combination of everyday convenience and access to one of the Lowcountry’s most walkable and picturesque waterfront destinations—perfect for those who value both tranquility and an engaging coastal lifestyle.
