Multiple parcels along Woodland Drive in Garden City Beach have received approval for a zoning change that will allow the site to transition from a commercial designation to residential use. Through Horry County Ordinance 03-2026, approximately 2.93 acres were rezoned from Highway Commercial (HC) to Multi Residential District (MRD-3), creating the opportunity for future residential development on the site.
The rezoning involved portions of multiple parcels along Woodland Drive in Garden City where it intersects with Highway 17. These parcels are adjacent to the existing community of Bermuda Bay and across Highway 17 from the Tupelo Bay Golf Center.
As part of the rezoning request, a development concept showing 21 proposed single-family homes was submitted with a density of approximately 7.17 dwelling units per acre. While the zoning change has been approved, additional development approvals, including final site plan review and subdivision approvals, will be required before construction can begin.
The rezoning represents a shift in the intended future use of the site, which was previously designated for HC. By changing the zoning classification to MRD-3, the parcels can now be considered for residential development rather than commercial uses. This type of redevelopment has become increasingly common in established coastal areas where available land is limited and demand for new housing remains strong.
The MRD-3 zoning district is intended to accommodate higher-density residential development in areas where a variety of housing types and more efficient use of land are appropriate.
