Lennar already has two other new home communities in this same general area:
The Overlook - The new home community – The Overlook – by Lennar started presales in June of 2025. A couple of years ago, Horry County City Council approved the development of 200 single-family homes in the new home community of The Overlook in Longs, SC. Lennar is pricing the single-family homes in The Overlook starting from the low $200’s.
Waterfall Villages – Lennar first began to sell the single-family homes in Waterfall Villages in July of 2023. Homes sold very quickly in Waterfall Villages. The initial set of 60 single family homes in Waterfall Villages were completely sold out by early 2024. The initial phases of homes in Waterfall Villages sold from the $260’s to the $340’s. Horry County has approved the development of a total of 139 single family homes in Waterfall Villages. Lennar is planning on building and selling the remaining 79 single family homes in 2025. Lennar is now pricing the new single-family homes in Waterfall Villages starting from the high $200’s.
A couple other new home communities are also being developed near Summers Cove by other builders.
Forestwood - Pulte officially began selling single family homes in their new home community of Forestwood in January of 2025. Pulte is offering 15 different new home plans in Forestwood, with prices starting from $312,990, 2-5 bedrooms, 2-5.5 bathrooms, and 2-3 car garages. Single family homes sizes in Forestwood range from approximately 1,702 square feet to 3,220 square feet. There are planned to be approximately 92 single family homes in an initial phase of development in the new home community of Forestwood just off of Water Tower Road. Pulte is now pricing the new single-family homes in Forestwood starting from $325,990.
Marshfield - Marshfield is a new home community by Beazer Homes being developed off of Water Tower Road on a parcel of land that is approximately 221.42 acres. Beazer began presales in September of 2025 in the new home community of Marshfield. Preliminary plans are indicating completion of development of this new home community of Marshfield within five years. Early on plans by Beazer Homes are indicating approximately 112 lots in Phase 1 and 140 lots in Phase 2 in Marshfield. Beazer is now pricing the new single-family homes in Marshfield starting from $363,000.
