D. R. Horton is bringing a very small new home community to the Litchfield area, but the homes planned for the site are anything but small.
Shoreline Two consists of just two single-family homesites located directly off Petigru Drive, just north of the intersection with Martin Luther King Drive. Despite the community's extremely limited size, D. R. Horton is offering two relatively large homes, including one floor plan with more than 4,000 square feet of living space.
The two floor plans planned for Shoreline Two are the Alder and the Westerly, both part of D. R. Horton's Tradition Series.
Alder
The Alder floorplan in Shoreline Two offers approximately 2,966 square feet, with four bedrooms, 2.5 bathrooms, a two-car garage and two stories.
Westerly
The larger Westerly floorplan in Shoreline Two offers approximately 4,072 square feet with five bedrooms, four bathrooms, a three-car garage and two stories.
That makes the size of the homes particularly notable given that Shoreline Two is not a traditional large-scale subdivision. There are only two homesites in the entire community, making this a very limited new-construction opportunity in an established part of the Litchfield area.
A Small New Home Project in an Established Coastal Area
Shoreline Two is located in an area where much of the surrounding development is already established. The homesites are approximately six minutes from Pawleys Island and provide convenient access to the beaches, restaurants, golf courses and other attractions throughout the Litchfield and Pawleys Island area.
The location also puts the homes within relatively easy driving distance of both Myrtle Beach and Georgetown.
For D. R. Horton, the project is another example of how new construction can occur on a very small number of homesites rather than exclusively through large master-planned communities.
And for buyers, the combination is somewhat unusual: a brand-new D. R. Horton home, an established Litchfield location, and only two homesites to be developed.
Two Homes, Two Very Different Sizes
The two floor plans give buyers a significant choice in size despite the community's limited number of homes.
The nearly 3,000-square-foot Alder provides four bedrooms and a first-floor owner's suite, with additional bedrooms and a bonus room upstairs.
The 4,072-square-foot Westerly moves into a considerably larger category, offering five bedrooms, four bathrooms and a three-car garage.
The Westerly's size is particularly noteworthy for a two-home project in the Litchfield area. At more than 4,000 square feet, it is substantially larger than the typical entry-level new home product being introduced in many of the Grand Strand's newer communities.
A Two-Home Community Worth Watching
Shoreline Two may be one of the smallest new home communities D. R. Horton is developing in the area, but its combination of location, extremely limited inventory and unusually large floor plans makes it worth watching.
With only two homes planned, the project will have little of the large-community feel associated with many new developments along the Grand Strand. Instead, Shoreline Two represents a small-scale opportunity to build a substantial new home in the established Litchfield area.
