In September of 2025, the North Myrtle Beach Planning Commission voted unanimously to recommend approval of a rezoning request on an approximate 8.32 acre parcel of land located at The Grove at River Hills.
The location’s appeal is enhanced by its close proximity to the prestigious River Hills Golf & Country Club. The River Hills Golf & Country Club is a semi-private 18-hole course in the “golf corridor” along Highway 17 between North Myrtle Beach and Little River that first opened up in 1988. The River Hills Golf & Country Club was designed by Tom Jackson and stands out among coastal layouts thanks to its rolling terrain, mature forests, and dynamic elevation changes—rare elements in the Myrtle Beach area. The River Hills Golf & Country Club has continued to evolve, with a 2003 renovation enhancing playability for all skill levels while preserving its visually striking and challenging character. More recently, the club installed new bermuda grass greens in 2022 and overhauled every bunker on the course in 2023—ensuring pristine playing conditions that match the quality of the design.
The rezoning request would change the zoning on 31 parcels from Single-Family Residential Low-Density (R-1) to Single-Family Low-Medium Density (R-1B). This zoning change would change the minimum single-family dwelling lot area from 10,000 square feet to 6,000 square feet, and would also change the minimum lot width from 80 linear feet to 50 linear feet.

Although no formal development schedule has been released, the zoning change points to potential movement on the project in the near term.
