News Title: Plans are taking shape for a 149-home single-family community along Freewoods Road, with a rezoning request again underway—an early indication that future residential growth in the area is coming soon.
A rezoning request was applied for in April 2026 to rezone approximately 51.54 acres along Freewoods Road from MSF10 (Manufactured Single-Family - with a minimum lot size of 10,000 square feet) and SF 40 (Single-Family Residential - with a minimum lot size of 40,000 square feet) to MRD 2 (Multi-Residential Two).

In Horry County, the MRD 2 zoning district is designed for suburban areas, allowing for a mix of single-family, multi-family, and townhome development, which aligns with growth goals to build smaller homes and meet housing demand. 

This zoning change from MSF 10 and SF 40 to MRD 2 suggests that this the property is being positioned for a potential new community—either by a developer or investment group—whether or not the land is currently under contract, and may reflect early efforts to align the site with future plans or a potential builder partnership.  Preliminary plans for this property are indicating 14 single-family homes.

This rezoning request was originally on the November 6, 2025 Horry County Planning Commission Meeting Agenda, then deferred to the February 6, 2026 Planning Commission Meeting where it was subsequently withdrawn.

Marlowe Village is one of these new home communities.  The new home community of Marlowe Village will be located just off of Freewoods Road - adjacent to the historic Freewoods Farm providing a special opportunity to create lasting affordability and life change for the families who will purchase homes here. This land will be able to accommodate 24 safe, affordable homes for local Horry County families, and will cost an estimated $1,400,000 to develop for construction.

The Freewoods Farm Living History Farm features three educational experiences: Freewoods Farm, a Wetlands Preserve, and Main Street. The centerpiece, Freewoods Farm, recreates life on an animal-powered Southern farm (1865–1900) using authentic tools, crops, buildings, and mule-drawn methods. The Wetlands Preserve highlights the ecological role wetlands played in sustaining farms, while Main Street re-creates the political and economic hub of rural life with shops, markets, and cultural site.
