News Title: The Georgetown Planning Commission is set to review a proposal to amend the Magic Oaks Flexible Design District, which includes removing the planned kayak launch and relocating the community’s amenity center.
Magic Oaks is a new home community coming to Pawleys Island that is still in the early planning stages.

The Magic Oaks community will be conveniently located directly off of Highway 17 next to the Hammock Shops Village. The Hammock Shops Village reflects state and local history. The complex background of how the shopping village came to be, showcases its importance in both South Carolina and Pawleys Island history. The Hammock Shops Village currently comprises twenty-one unique shops, two restaurants, a playground, beautiful landscaping, and common places of leisure. This whole outdoor shopping complex adopted its name from the “Original Hammock Shop,” which was established in 1938.

The new home community of Magic Oaks in Pawleys Island will be developed on an approximate 19 acre parcel of land. Preliminary plans are for there to be 27 single family homes in Magic Oaks. Plans are also indicating an amenity area with a pool and pool house, a Reese and Sis Hart Memorial Pavilion (included with the amenity), and a private kayak launch for residents of the community. Plans are for the development to be gated.

NOTE: Reese and Sis Hart - In 1994, presented by Governor Carroll A. Campbell Jr., (William) Reese Hart was a recipient of the Order of the Palmetto of South Carolina – the highest civilian honor recognizing a lifetime of extraordinary achievement, service, and contribution on a national and statewide scale. Reese Hart married Elva “Sis” Drake in 1943.

Last year the zoning of this Magic Oaks property was changed from a mix of residential and commercial zoning districts to a Flexible Design District (FDD). The FDD is a zoning designation in Georgetown County, SC that allows for flexible and diversified land development standards, rather than the strict rules of traditional zoning. The FDD zoning designation went into effect in 2014 through an amended ordinance. The FDD was created as an alternative to the county's Planned Development zoning, offering developers more flexibility to create desirable single- or mixed-use environments. The FDD zoning district now formally limits the density of Magic Oaks compared to what was previously permitted. The primary reason for the zoning change to FDD for the Magic Oaks community was specifically to alter the setbacks for the portion of the property closest to Highway 17. This setback change would then reduce the impact on the existing trees on the site and provide an improved buffer from the adjoining commercial uses near Highway 17.

On November 20, 2025, the Georgetown Planning Commission will be reviewing a request to amend the Magic Oaks Flexible Design District to remove the kayak launch and relocate the amenity center.
