On February 6, 2025, the Horry County Planning Commission will be reviewing a request to rezone two parcels (3.9 acres and 2.33 acres) from Convenience and Auto-related services (RE 3) & Resort Commercial (RC) to Multi-Residential (MRD 3).
This land is conveniently located adjacent to the Intracoastal Waterway, with easy access off of Waccamaw Boulevard to River Landing Boulevard, next to the existing Waterway Gardens Subdivision.
This property is relatively close to the River Landing Apartments – a 340 unit apartment complex that was developed way back in 2001.
The Carolina Southern Railroad, now owned by the R. J. Corman Railroad Group, is a short-line railroad that runs along side where this new townhome community of Waterfront Villas is being planned.
Preliminary plans are indicating 60 multi-family units and 55 townhomes in the Waterfront Villas community. More specifically, the plans for Waterfront Villas are showing two 4 story multi family buildings containing 24 units each and 1 three story building containing 12 units. The plans are also showing 10 townhome buildings totaling 55 units.
