News Title:Saltaire Walk: 18-Home Neighborhood Planned in Pawleys Island’s Parkersville Area
A new single-family home community called Saltaire Walk is in the planning stages in the Parkersville area of Pawleys Island, where a proposed 18-home neighborhood would add to the growing number of new residential developments across Georgetown County’s Waccamaw Neck.
The project is being reviewed by Georgetown County and is planned for two properties in the Johanna Lane and Parkersville Road area. Together, the parcels encompass approximately 9.18 acres, providing the proposed development with an overall density of about two homes per acre before accounting for land needed for roads, drainage and other site improvements.
The properties are currently zoned General Residential (GR), a Georgetown County zoning district that accommodates residential development, including single-family homes and certain other housing types. The proposed 18-home layout represents the current development plan, with final lot configurations, site improvements and other details subject to the county's review and approval process.
A Residential Setting Near Pawleys Island’s Beaches and Golf Courses
Saltaire Walk is planned for the Johanna and Parkersville area, an established part of mainland Pawleys Island that offers access to the area's beaches and amenities while remaining separate from the oceanfront barrier island itself.
The location provides access to U.S. Highway 17, the primary commercial and travel corridor through Pawleys Island. From the area, residents can reach grocery stores, restaurants, retail centers and other everyday services. Highway 17 also connects the community with Murrells Inlet to the north and Georgetown to the south, making it convenient for both local travel and trips throughout the coastal region.
The proposed neighborhood would also be within reach of Pawleys Island's Atlantic beaches, an important attraction for people considering a home in the area. Pawleys Island is known for its coastal atmosphere, established residential neighborhoods and access to outdoor recreation, offering a different setting from the more heavily developed beach destinations farther north along the Grand Strand.
Golf is another major attraction in this part of Georgetown County. True Blue Golf Club and Caledonia Golf & Fish Club are two of the area's best-known golf destinations. True Blue is recognized for its distinctive course design and natural landscape, while Caledonia is particularly noted for its picturesque Lowcountry setting and mature live oaks. Their proximity adds to the area's appeal for buyers seeking a home near golf, beaches and other coastal amenities.
New Residential Communities Expanding the Pawleys Island Market
The area surrounding Saltaire Walk has become active with new residential development, with projects ranging from smaller single-family neighborhoods to townhome communities and higher-end custom-style developments. These projects illustrate the variety of new-home options emerging in the Pawleys Island market, where location, home size, price and community scale differ from one development to another.
Sweetgrass
Sweetgrass is a planned townhome community by Dream Finders Homes near Castaway Key Drive and Petigru Road. The development is planned for approximately 40 homesites, with two floor plans ranging from about 1,760 to 1,990 square feet. The designs feature open-concept living areas, with loft options and covered lanais available in select configurations. Planned community features include open green space and a firepit. Sweetgrass is intended to offer a low-maintenance housing option within convenient reach of Pawleys Island's beaches, golf courses, shopping and dining. The community adds a townhome option to an area where many new developments consist primarily of detached single-family homes. Dream Finder Homes is expected to announce presales in late October/early November in Sweetgrass.
Sanderling Bay
Sanderling Bay is a 22-home single-family community developed by Toll Brothers just off Martin Luther King Road, west of Highway 17. Presales began in December 2024. The neighborhood features primarily single-story home designs, with optional loft configurations and floor plans ranging from approximately 1,782 square feet to more than 2,700 square feet. Its location provides access to Litchfield Beach and several established golf courses, including True Blue,Caledonia, River Club and Litchfield Country Club. With its relatively small number of homes and range of floor plans, Sanderling Bay represents the market for smaller, upscale single-family neighborhoods in Pawleys Island. As of the end of October 2026, Sanderling Bay is near sell out with just a single home left that is not under contract. The new single-family homes in Sanderling Bay have sold from about $473,000 to about $735,000, with an average selling price at around $577,000.
Sunset Cove
Sunset Cove is a seven-home single-family community by Beverly Homes located off Petigru Road. The community began selling homes in April 2025, with initial pricing starting in the mid-$400,000s. Its boutique size distinguishes it from larger subdivisions, while its location offers convenient access to Pawleys Island's beaches, golf courses, restaurants and local businesses. Sunset Cove illustrates how smaller residential projects are introducing new-construction opportunities within the established Pawleys Island market without requiring buyers to choose a larger master-planned community.
Magic Oaks
Magic Oaks is a higher-end single-family development near U.S. Highway 17 and Hammock Shops Village. Developed by Nations Homes II, the approximately 19-acre project is a gated neighborhood with 25 homesites. Plans have included a community pool and pool house, a memorial pavilion and waterfront-related recreational features. The community began presales in July 2026, with homes starting in the $900,000s. Its planned collection of larger homes, including specialized marshfront designs, places Magic Oaks at the luxury end of the Pawleys Island new-construction market. Its location near Hammock Shops Village also provides convenient access to shopping, dining and the broader Highway 17 corridor.
Together, these developments demonstrate the range of new housing being introduced throughout Pawleys Island. Townhomes, small single-family neighborhoods and luxury homes are all part of the area's development activity, providing options for buyers with different budgets and housing preferences. Saltaire Walk would add another relatively small single-family community to this mix, with its eventual position in the market depending on the home designs, pricing and features established as the project advances.
A Smaller Community in a Growing Residential Market
With 18 single-family homes proposed across approximately 9.18 acres, Saltaire Walk would be a comparatively small neighborhood in a market that includes both established residential subdivisions and newer planned developments. Its location in the Johanna and Parkersville area places it within the broader Pawleys Island housing market, where buyers are drawn by the combination of coastal access, golf, local businesses and connections to the rest of the South Carolina coast.
The surrounding development activity also highlights the continued interest in adding new housing to established coastal communities. While the nearby projects vary considerably in size, price and housing type, they share access to the beaches, golf courses and commercial amenities that help make Pawleys Island a desirable place to live.
For now, Saltaire Walk remains in the planning stages, with Georgetown County reviewing the proposed development. Additional details about the homebuilder, floor plans, pricing, anticipated construction schedule and final site layout have not yet been established in the information currently available. The county's review and any resulting approvals will determine how the proposed 18-home neighborhood moves forward.
Georgetown County Planning Commission review in August of 2026 of the Saltaire Walk subdivision plan was deferred at the developer’s request, and a new review date has not yet been established. As of October 2026, the proposal has not been returned to the Planning Commission’s agenda for a rescheduled review.
