News Title: D. R. Horton Nears Closeout at Heron Pointe in Myrtle Beach as Home Prices See Reductions
D. R. Horton is nearing the closeout of Heron Pointe, a single-family home community in the southern Myrtle Beach area where the builder has constructed 101 homes since sales began in March 2025. By October 2026, the community was approaching the end of its sales cycle, with homes that sold from approximately $362,000 to $563,000 and averaged about $431,000. As the community has moved toward sellout, D. R. Horton has also reduced starting prices on several of its floor plans, with advertised prices down approximately $14,000 to $18,000 compared with levels from just over six months earlier.

Heron Pointe is located off Blue Heron Boulevard near the interchange of Highway 31 and Highway 707 (SC 707), placing it in an established residential area south of central Myrtle Beach and within reach of the greater Grand Strand's shopping, dining, golf and beach destinations. Heron Pointe sits adjacent to Myrtle Beach Golf & Yacht Club and Cypress River Plantation, with convenient access to Highway 707 providing connections toward Socastee, the Highway 544 corridor and other parts of the Myrtle Beach area. Its proximity to Highway 31 also offers an additional route for traveling around the southern Grand Strand, including access to major north-south roadways without relying exclusively on local surface streets.

The development has a connection to an earlier chapter of the area's golf history. Heron Pointe takes its name from the former Heron Point Golf Club, which opened in 1988 along Blue Heron Boulevard. Designed by Willard Byrd, the course was known for its links-style layout, drawing inspiration from traditional Scottish golf courses. The club closed at the end of 2014 after struggling financially and facing the need for significant capital improvements.

The former golf club occupied approximately 155 acres, and its property was gradually sold and repositioned for other uses over the years that followed. In August 2023, D.R. Horton purchased more than 80 acres from the remaining golf-course property for residential development. The tract, situated near the Highway 31 and Highway 707 interchange, became the site of the new Heron Pointe community. The development represents another example of former golf-course land in the Myrtle Beach area transitioning into residential use as the region continues to grow.

Heron Pointe should not be confused with the similarly named Heron Point course at Sea Pines Resort on Hilton Head Island, which was designed by Pete Dye. The Myrtle Beach community instead reflects the name of the former local golf club on whose land a portion of the neighborhood was developed.

Floor plans offered by D. R. Horton in Heron Pointe

D. R. Horton offered five floor plans at Heron Pointe, ranging from a single-story home with three bedrooms to larger two-story designs with four or five bedrooms. The October 2026 starting prices provide a snapshot of the builder's pricing near closeout, while comparisons with prices advertised just over six months earlier show reductions across all five plans.

Belfort
The Belfort is a two-story home with four bedrooms, two-and-a-half bathrooms, a two-car garage and approximately 2,271 square feet of living space. Its layout provides a middle-ground option for buyers seeking more room than a smaller single-story home without moving into the largest plans in the community. The additional half-bath is convenient for guests, while the four-bedroom configuration can accommodate family members, visitors or a dedicated home office. Near closeout in October 2026, the Belfort was starting in the $371,000s, reflecting a price reduction of approximately $18,000 from just over six months earlier.

Eaton
The Eaton is the community's single-story option, offering three bedrooms, two bathrooms, a two-car garage and approximately 1,733 square feet. Its one-level design may appeal to buyers who prefer to avoid stairs or want a more compact home that still provides three bedrooms and a private garage. The floor plan also offers an alternative for buyers who prioritize practical everyday living over the additional square footage of the larger two-story homes. By October 2026, the Eaton was starting in the $345,000s, approximately $14,000 below its advertised starting price just over six months earlier. That made it the lowest-priced of the five floor plans at the time of the community's near-closeout period.

Forrester
The Forrester expands the living space to approximately 2,665 square feet and includes four bedrooms, three bathrooms, a two-car garage and two stories. With an additional bathroom compared with the Belfort, the plan offers greater flexibility for households with multiple occupants, overnight guests or family members who benefit from having more than one full bathroom available. Its larger footprint also provides additional room for separating shared living areas from bedrooms and other private spaces. The Forrester was starting in the $395,000s in October 2026, following a reduction of approximately $17,000 from just over six months earlier.

Harbor Oak
The Harbor Oak is a larger two-story design with four bedrooms, three bathrooms, a two-car garage and approximately 3,129 square feet. It offers a substantial increase in living space over the Forrester while maintaining the same bedroom and bathroom count, giving buyers more room for everyday living, entertaining, hobbies or work-from-home needs. Its size places it among the more spacious options in Heron Pointe without requiring buyers to move to the community's five-bedroom plan. Near closeout, the Harbor Oak was starting in the $418,000s, approximately $16,000 below its advertised starting price from just over six months earlier.

Tillman
The Tillman is the largest of the five plans by bedroom count and square footage, with five bedrooms, three-and-a-half bathrooms, a two-car garage and approximately 3,216 square feet across two stories. Its five-bedroom configuration offers additional flexibility for larger households, guests or buyers who want dedicated space for an office, exercise room or other uses. The three-and-a-half-bath layout also provides an additional half-bath beyond the four-bedroom Harbor Oak, which can be useful in a home with more occupants. Despite being the largest plan offered, the Tillman was starting in the $408,000s in October 2026, approximately $17,000 below its advertised starting price just over six months earlier.

Price adjustments mark the community's final sales phase

The pricing changes across the five floor plans are a notable part of Heron Pointe's transition toward closeout. Between approximately April 2026 and October 2026, the advertised starting prices for the Belfort, Eaton, Forrester, Harbor Oak and Tillman fell by roughly $14,000 to $18,000. The Belfort recorded the largest stated reduction at approximately $18,000, while the Eaton had the smallest at approximately $14,000. The Forrester and Tillman each declined by about $17,000, and the Harbor Oak was reduced by approximately $16,000.

These adjustments provide a useful comparison of how the builder's advertised entry prices changed during the community's final sales period. They should not be interpreted as identical reductions on every available home, since individual homes may differ in location, completion status, features, incentives and other pricing considerations. Likewise, the October starting prices represent advertised entry points for the plans rather than the final sale prices of every home.

With 101 single-family homes built and the community nearing closeout in October 2026, Heron Pointe is approaching the end of its development cycle less than two years after its first reported closings in March 2025. The neighborhood's location near the Highway 31 and Highway 707 interchange, its adjacency to established residential communities and its connection to the former Heron Point Golf Club property have helped define this relatively recent addition to the southern Myrtle Beach housing market.
