News Title: Maplewood Estates Moves Forward in Conway as Planning Commission Reviews Access Changes Along Long Avenue Extension
A new residential community planned along Long Avenue Extension in Conway is moving through another step in the development process, as the Conway Planning Commission is scheduled to review Maplewood Estates on Thursday, October 8, 2026.

The Conway Planning Commission will be reviewing a design modification involving the requirements for Access Management and Right-of-Way standards for substandard roadways associated with the proposed Maplewood Estates development. The review is an important part of the approval process because the project will rely on Long Avenue Extension for access, and the roadway's existing characteristics must be considered as the new community is designed.

Maplewood Estates is a new home community of 69 single-family homes planned on approximately 28.89 acres along Long Avenue Extension, just a few miles northeast of downtown Conway. The location places the proposed community within an area that is seeing significant residential growth as Conway continues expanding beyond its traditional downtown core. Long Avenue Extension provides a connection between the growing residential areas northeast of Conway and the city itself, while the surrounding area also provides access toward the Highway 501 corridor and other major routes serving the Conway and Myrtle Beach area.

The Maplewood Estates proposal is also notable because of what is located immediately around it. The community is planned adjacent to the much larger Collins Jollie master-planned development, putting the approximately 29-acre Maplewood Estates property within an area where hundreds of new homes are already planned or under development.

Maplewood Estates Adds Another Community to a Much Larger Development Area

The Collins Jollie Conservation Subdivision represents one of the larger residential development plans in the Conway area. The master plan encompasses approximately 809 acres northeast of Conway and calls for as many as 1,333 residential units, including single-family detached and single-family attached homes.

Rather than being developed as one traditional subdivision by a single builder, Collins Jollie has been divided into multiple tracts, with individual portions of the property being developed separately. Those individual communities are required to follow the overall Collins Jollie master plan.

That approach has already resulted in several separate new-home communities emerging within the larger development.

Among them are Westwood Reserve, being developed by Stanley Martin Homes; Kingston Oaks, where Lennar began presales in 2025; and Maple Grove, where D.R. Horton is building a large single-family community. These communities are separate subdivisions, but they are all part of the broader Collins Jollie master-planned development.

The overall Collins Jollie plan includes significant areas that have not yet been assigned to a named community or builder, meaning the development story is far from complete. The current master-plan breakdown identifies several additional tracts totaling hundreds of acres that remain to be developed.

For Maplewood Estates, its location immediately adjacent to this larger development area could become one of the more significant aspects of the project as the surrounding properties continue to transition from largely undeveloped land into a substantial residential district.

Westwood Reserve Brings Stanley Martin Homes to Collins Jollie

One of the first communities to emerge from the Collins Jollie master plan was Westwood Reserve, a new single-family home community occupying approximately 134 acres of the larger property.
Westwood Reserve was initially brought forward through Creekside Homes. Creekside Custom Homes purchased property within Collins Jollie in 2023, and the company's homebuilding assets were acquired by United Homes Group in January 2024. The Great Southern Homes brand subsequently became associated with the project.
Presales at Westwood Reserve began in 2025, with the original plans calling for approximately 215 single-family homes on the 134-acre tract. Great Southern Homes began releasing homes in the community as the project moved into active development.

The builder at Westwood Reserve has since changed, with Stanley Martin Homes taking over the community and introducing a new collection of floor plans as development continues.
Westwood Reserve is located approximately five miles north of downtown Conway near Veterans Highway and Highway 701. Its position within Collins Jollie gives the community a quieter setting outside the immediate downtown area while still keeping residents within a relatively convenient drive of Conway, Highway 501 and the Grand Strand.

The transition at Westwood Reserve also illustrates how the Collins Jollie master plan has evolved from an overall land-development concept into multiple individual communities being controlled and developed by different homebuilders.

Lennar's Kingston Oaks Was the First Collins Jollie Community to Begin Presales

Kingston Oaks represents another major portion of the Collins Jollie development.

Lennar began presales at Kingston Oaks in June 2025, making it the first of the major residential communities within Collins Jollie to begin actively selling homes.
The planned community consists of approximately 223 single-family lots divided between two phases. Preliminary plans call for approximately 185 homes on 73 acres in one phase and another 39 homes on approximately 27 acres in the other.

The community's homes have been planned with approximately three to four bedrooms, two to two-and-a-half bathrooms and one- and two-story designs ranging from roughly 1,046 to 1,892 square feet. Current information on the community shows Lennar offering multiple floor plans and homes in the more attainable price range of the Conway new-home market.

Kingston Oaks has therefore provided an early indication of how the Collins Jollie master plan is expected to function: individual tracts are being transformed into separate neighborhoods, each with its own builder, entrance, homes and development schedule, while remaining part of the larger planned development.

Maple Grove Represents Another Major Piece of Collins Jollie

The largest currently identified residential component of Collins Jollie is Maple Grove, which is being developed by D.R. Horton.
The Maple Grove master plan was approved in 2024, with the first phases subsequently moving through the Conway approval process. By January 2026, additional phases had been approved, bringing the planned community to a total of 343 single-family homes across six phases.

The six phases are planned to contain 51, 60, 63, 49, 60 and 60 homes respectively. Together, those phases represent one of D.R. Horton's larger planned new-home communities in the Conway and Horry County market.

Maple Grove is also expected to offer an unusually broad selection of floor plans. D.R. Horton has announced 14 different single-family home designs, ranging from more efficient one-story layouts to larger two-story homes. The variety reflects the size of the project and gives the builder the ability to serve a broad range of buyers within one community.

The scale of Maple Grove is significant when viewed alongside Kingston Oaks and Westwood Reserve. These three communities alone account for hundreds of planned homes within the larger Collins Jollie master plan.

Maplewood Estates Adds to Conway's Expanding Northeast Corridor

The significance of Maplewood Estates extends beyond its approximately 28.89-acre footprint.

With Westwood Reserve, Kingston Oaks and Maple Grove already establishing major residential communities within Collins Jollie, the area around Long Avenue Extension and the northeast side of Conway is becoming an increasingly important part of the city's residential growth.

Maplewood Estates is not simply another isolated subdivision proposal. Its location places it next to a master-planned development that is ultimately expected to contain more than 1,300 residential units across approximately 809 acres. The Collins Jollie plan was specifically structured so that portions of the larger property could be separated and developed as individual communities while remaining consistent with the overall master plan.

That makes the October 8 Planning Commission review particularly relevant. The access and right-of-way discussion for Maplewood Estates is focused on the individual project, but the development is occurring within a much larger area where residential growth is already underway.

As Conway continues to expand northeast of downtown, projects such as Maplewood Estates, Westwood Reserve, Kingston Oaks and Maple Grove are helping create a new concentration of residential development outside the city's traditional core. The continued buildout of Collins Jollie, combined with additional properties surrounding it, could make this portion of Conway one of the city's more active residential growth corridors over the coming years.

For Maplewood Estates, the next step comes Thursday, October 8, when the Conway Planning Commission considers the proposed modification to the project's access management and right-of-way requirements for the substandard roadway serving the development. The outcome will provide another indication of how the 28.89-acre project will move forward as plans for this growing part of Conway continue to take shape.
