News Title: The Preserve in North Myrtle Beach – revising previous plans – now to include 613 dwelling units
On February 4, 2025, the North Myrtle Beach Planning Commission received an application for a major amendment to the Parkway Group Planned Development District revising The Preserve.

The Preserve is a new home community coming soon to North Myrtle Beach. The Preserve is conveniently located near the intersection of Highway 22 and Highway 31 right off of Water Tower Road.

The Preserve will be developed on a 60+ acre piece of property.

The Preserve is located near a couple of other communities that are currently under development - (1) Waterside by Meritage Homes and (2) Grand Dunes North Village by Ryan Homes. Barefoot Resort is located on the opposite side of Highway 22 from the Preserve.

The North Myrtle Beach Planning Commission recommended approval of the major amendment creating The Preserve at their meeting on August 30, 2022. The preliminary plat for the paired villas section of the development was approved on June 18, 2024. At the December 12, 2024, meeting, the North Myrtle Beach Planning Commission approved a major PDD amendment, but the North Myrtle Beach City Council postponed that amendment to see a broader picture of development including the proposal addressed through this amendment. The North Myrtle Beach City Council discussed this proposed amendment at a workshop held on January 27, 2025.

At a high level, the proposed amendment request is to reduce density by removing multifamily plan and replace with townhomes and also adding townhomes.

Summarizing this would include the following townhomes, paired villas:

Indigo – 221 dwelling units

Retreat – 251 dwelling units

Bayberry – 135 dwelling units

In addition, the proposal includes the removal of the previously approved 10,000-square foot commercial space.

The amendment was presented to the North Myrtle Beach Planning Commission for a recommendation that will be forwarded to the North Myrtle Beach City Council at their next meeting scheduled for February 17, 2025.
