News Title:Highway 905 and Old Reaves Ferry Road in Conway are continuing to emerge as desirable destinations for thoughtfully planned new home communities.
Old Reaves Ferry Road has quietly emerged as one of the more strategically significant inland corridors within the Conway / Carolina Forest growth pattern, particularly from a residential land planning and development perspective.
The corridor ties into Highway 905, one of Horry County’s primary north–south rural routes extending from the North Carolina state line down toward the Conway area. While Highway 905 does not carry the same commercial volume as Highway 501 or Highway 17, it remains important for agriculture, rural residential expansion, and broader inland connectivity.

The intent of the MRD-P zoning district in Horry County is to allow residential growth, but with a strong emphasis on preserving rural character, open space, and environmental buffers, rather than maximizing traditional suburban density - it is a “controlled growth / rural preservation” version of the broader MRD zoning category.
In addition, the developer and Horry County are also seeking to enter into a development agreement whereby the development of the Property shall not exceed 372 total single family detached residential homes, that the height of such homes shall not exceed 40’, and that the minimum lot size shall be 7,000 square feet.
The development plan for this property proposes 3 sustainable development criteria: sidewalks, 100% increase in active open space, and 8 pocket parks. This criterion is intended to make the development more walkable, recreational, and community-oriented.
1. The inclusion of sidewalks means the project must include a connected pedestrian network so residents can safely walk along streets rather than relying solely on cars.
2. The 100% increase in active open space means the development will be required to double the amount of usable, recreational green space (such as parks, fields, or amenity areas) compared to a baseline or prior standard—so not just preserving land, but significantly expanding space designed for activity and community use.
3. The 8 pocket parks requirement means the community will have eight small-scale neighborhood parks placed throughout the site, rather than one large central park, providing nearby green space access within walking distance of homes.
The three together are meant to ensure the development is pedestrian-friendly, well-served by recreational amenities, and structured to provide frequent, accessible open space throughout the community rather than concentrating it in a single area.

Homes can be built on homesites that have lake views and wood views. The single-family homes in Padgett Lane have sold from the low $200’s to the middle $300’s. As of June 2026, the single-family homes in Padgett Lane are starting from the $200’s.
