The new home community of North Cove is taking shape on the former site of the River Oaks Golf Club’s Bear Course, transforming a well-known Carolina Forest golf property into an exciting new residential destination.
The River Oaks Golf Club in Carolina Forest originally opened in 1987 as a family-operated golf destination. Designed by Gene Hamm, the club first featured 18 holes with the Fox and Otter courses before expanding to 27 holes in 1991 with the addition of the Bear course. In recent years, the Bear nine-hole course was sold for residential development, paving the way for the new North Cove community. The remaining Fox and Otter courses, located across River Oaks Drive from North Cove, officially closed at the end of November 2025, marking the end of an era for one of Carolina Forest’s longtime golf properties.
Overall, within the former River Oaks Golf Course, there are seven main separate parcels of land (see accompanying graphic) that are targeted for residential development.
Mungo Homes is the builder in North Cove – parcels 4 and 5 on the accompanying graphic. Chris Manning currently owns the remaining parcels 1, 2, 3, 6, and 7 on the accompanying graphic.
Residential development is expected to occur on those parcels in the future.
Preliminary plans are expecting Mungo Homes to be building approximately 220 single-family homes (parcels 4 and 5 – totaling approximately 67.5 acres) in the new home community of North Cove.
