News Title: Arcadia in Forestbrook Nears Sellout as Lennar and Pulte Complete Building, Mungo Offers Final Opportunities
One of the larger new-home communities in the Forestbrook area of Myrtle Beach is approaching the final stages of its original development, with two of its three homebuilders having completed their involvement and the remaining builder advertising its final opportunities.

Arcadia first began closing homes in April 2023, and the community has experienced steady sales since opening. As of November 2026, hundreds of homes have sold, making Arcadia a significant addition to the growing residential landscape between Myrtle Beach and Conway.
The community originally attracted homebuyers with something not always found in larger residential developments: three different builders offering their own collections of home designs, floor plans and price points. Lennar, Pulte Homes through its Centex brand, and Mungo Homes all participated in the development, giving buyers a wider selection of new construction options.

That selection has gradually narrowed as the community has matured. Lennar and Pulte have now completed their homebuilding and sales activity in Arcadia. Lennar is no longer advertising the community on its website, and the only remaining Lennar-associated MLS listing is a resale rather than a new-construction home. Pulte has also removed Arcadia from its current community offerings. Mungo Homes is now the only one of the original three builders still marketing new homes, with its website advertising final opportunities.

Home prices throughout Arcadia have covered a broad range, from approximately $300,000 to the mid-$700,000s, with an average selling price of around $420,000. The range reflects the variety of home sizes, designs and features offered by the three builders during the community's development.

Mungo Homes has offered some of the larger floor plans in Arcadia, with designs ranging from approximately 1,671 to more than 4,330 square feet. Its available home designs have included two- to six-bedroom layouts with two to four-and-a-half bathrooms, with pricing starting in the low $400,000s. Mungo Homes, a South Carolina-based builder, is now part of Clayton Home Building Group, a Berkshire Hathaway company.

Lennar, one of the nation's largest homebuilders, brought its nationally recognized homebuilding operation and collection of home designs to Arcadia. PulteGroup participated through its Centex brand, which initially marketed homes in the community. Centex is one of several homebuilding brands operated by PulteGroup, a major national residential builder. Together, the three companies helped establish Arcadia as a community with a diverse mix of home styles and price points.

Arcadia is located in the Forestbrook area, centrally positioned between Myrtle Beach and Conway. The community is less than a mile from both Highway 31 and Highway 544, providing convenient access to much of the Grand Strand. Highway 31 connects residents to Carolina Forest and other areas of the Myrtle Beach region, while Highway 544 provides a convenient route toward Conway, Coastal Carolina University and the Highway 501 shopping and commercial corridor. The Atlantic Ocean beaches are also less than a 10-minute drive away.

The development has county approval for 869 single-family homes and 87 multifamily residences. Its amenities include a community swimming pool, sports courts, playground and clubhouse with a fitness center and gathering space for residents. Arcadia is also a natural gas community, with high-speed internet and television service included in the homeowners association fees.

With several hundred homes already sold and two of its original builders finished, Arcadia is entering a different stage of its development. Mungo Homes' remaining opportunities represent the final new-construction offerings from the original group of builders, while the resale market will continue to provide opportunities for buyers interested in living in the established Forestbrook community.
