Trieste at Bella Vita is a new home community of 160 single family homes in Carolina Forest by Ashton Woods. Ashton Woods first started to close the single-family homes in the Carolina Forest new home community of Trieste at Bella Vita in February of 2024. As of November of 2025, Ashton Woods has sold 145 single-family homes in Trieste at Bella Vita. The single-family homes in Trieste at Bella Vita have sold from the low $300,000’s to $500,000 with an average selling price at around $400,000. Ashton Woods is currently selling the single-family homes in Trieste at Bella Vita starting at $376,000.

Blue Heron Retreat by Ashton Woods
The new home community of Blue Heron Retreat is located along the Intracoastal Waterway with close proximity to the Robert Edge Parkway – a major thoroughfare that feeds right into the heart of North Myrtle Beach. Ashton Woods started presales in Blue Heron Retreat in August of 2025. Ashton Woods will be building 74 single family homes in Blue Heron Retreat - named the Blue Heron Retreat: Oasis Series – 43 of these single family homes are situated along the Intracoastal Waterway. As of November 2025, Ashton Woods is pricing the Blue Heron Retreat Oasis Series single-family homes starting at $399,000. Ashton Woods is also building additional 210 villas (Blue Heron Retreat: Villas) – some with pond views. As of November 2025, Ashton Woods is pricing the Blue Heron Retreat Villas starting at $279,000. Future community amenities in Blue Heron Retreat by Ashton Woods will be a swimming pool, pickleball courts and a day dock on the Intracoastal Waterway. Middlebrook by Ashton Woods
Middlebrooke is a new master planned community coming to Garden City that is conveniently located between Highway 17 and business Highway 17! Middlebrooke will be developed alongside of Woodlake Village and the Indian Wells Golf Villas, just off of the Garden City Connector. The master planned community of Middlebrooke will be a multi-phase residential development on an approximate 150 acre parcel that used to be the old Indian Wells Golf Course which closed in 2019. The master planned community of Middlebrooke is planned to have 338 single family units developed and 150 duplexes developed over multiple phases. Expectations are for Ashton Woods to be one of the most prominent builders in Middlebrook developing in Phase 1B (55 single family homes), Phase 3B (37 single family homes) and Phase 4 (46 single family homes). Ashton Woods has not yet announced their involvement with development within this master planned community.

Bayview is a new home community being developed by Starlight Homes on the east side of Highway 501 just north of downtown Conway. Starlight Homes will be building 157 single-family homes in the new home community of Bayview in Upper Conway. Starlight Homes started presales for their new home community of Bayview in Conway in October of 2025. As of November 2025, Starlight Homes is pricing the single-family homes in Bayview starting at $269,990.
Andalusia by Starlight Homes
Andalusia is a new home community by Starlight Homes in Longs. There are planned to be 202 single family units in this 117 acre Longs new home community of Andalusia. This new home community is located just off of Route 9, adjacent to the Crown Park Golf Club. The single-family homes in Andalusia range from 3 to 4 bedrooms, 2 to 3 bathrooms, 2 car garages, from 1 to 2 stories and from 1,100 to 2,174 square feet of living space. Starlight Homes first closed single-family homes in Andalusia back in the summer of 2024. As of November 2025, Starlight Homes has sold close to one half of the single-family homes in Andalusia. The single family homes in Andalusia have sold from the low $200’s to the low $300’s. As of November 2025, Starlight Homes is pricing the single-family homes in Andalusia starting at $259,490.
Spring Grove by Starlight Homes
Starlight Homes is building 100 single-family homes on an approximate 42-acre piece of property just southwest of downtown Aynor, slightly northeast of the intersection of Highway 501 and Highway 22, just off of Highway 319. Starlight Homes started presales in Spring Grove in September of 2025. As of October 2025, Starlight Homes is pricing the single-family homes in Spring Grove starting at $237,990.

Plantersfield by Starlight Homes
This Conway new home community of Plantersfield is conveniently located in Maple Crossroads just off of highway 701 just below its interchange with Highway 22, just down the road from the Grier Crossing subdivision. Starlight Homes first began to close homes in the new home community of Plantersfield in late spring of 2024 and sold out all 87 homes in July of 2025 – a little over a year later. The single family homes in Plantersfield sold from $200,000 to the low $300’s with an average selling price of approximately $260,000.
