As of December 2025, following is the current list of new home communities along the Intracoastal Waterway – ordered from the north to the south.
1. Hope Pointe
Hope Pointe is a new home in North Myrtle Beach that started presales in June of 2025. Ryan Homes is the builder in Hope Pointe. In total, Hope Pointe is expected to have 95 single family homes and 146 townhomes. The initial phase in Hope Pointe will be in the central part of the community and will consist of approximately 58 single family homes. One future single-family home phase will include additional single-family homes closer to the Intracoastal Waterway. An exciting feature of Hope Pointe will include a dock and 44 private boats slips! The boat slips are planned to be approximately 12.5 feet in length – enough to accommodate a 30 foot boat! A new phase in Hope Pointe that Ryan Homes opened in September of 2025 includes a set of 146 townhomes.
2. Dockside Preserve
Dockside Preserve is a new home community coming soon to North Myrtle Beach. Pulte Homes will be the builder in Dockside Preserve. Preliminary Plans for Dockside Preserve are showing a total of 127 lots with lot sizes ranging from 7,115 square feet to 15,915 square feet. Included in the preliminary plans for Dockside Preserve are over 30 of the lots adjacent to the Intracoastal Waterway. Amenities in Dockside Preserve are anticipated to include a swimming pool, clubhouse, playground, pickleball courts, two community boat docks, and two mail kiosks with parking. Pulte Homes has not yet announced timing for development of Dockside Preserve.

3. Blue Heron Retreat
Ashton Woods started presales in Blue Heron Retreat in August of 2025. Current plans from Ashton Woods in Blue Heron Retreat are showing approximately 74 single family homes - named the Blue Heron Retreat: Oasis Series. Within the Blue Heron Retreat: Oasis Series of single family homes, preliminary plans from Ashton Woods are showing 43 these single family homes to be situated along the Intracoastal Waterway. Preliminary plans from Ashton Woods are also showing an additional 210 villas (Blue Heron Retreat: Villas) – some with pond views. Future community amenities in Blue Heron Retreat by Ashton Woods will be a swimming pool, pickleball courts and a day dock on the Intracoastal Waterway.

4, Kingswood on the Waterway
The new home community of Kingswood on the Waterway will have 75 single family homes. There are 15 homesites that are waterfront lots! Kingswood on the Waterway has both Intracoastal Waterfront Homesites and Privacy Homesites. Kingswood on the Waterway is a natural gas community and will have a Pool and Cabana! Single family homes in Kingswood on the Waterway first began to presell in June 2024. Beverly Homes is the builder of Kingswood on the Waterway. Single family homes that have sold thus far in Kingswood on the Waterway have sold from the high $500’s to the mid $700’s. Beverly Homes is pricing homes in Kingswood on the Waterway starting around $600.

5. The Bluffs at Palmetto Harbor
The Bluffs at Palmetto Harbor is a new home community coming soon to North Myrtle Beach. The new home community of The Bluffs at Palmetto Harbor will be developed on an approximate 13.2 acre parcel. Preliminary plans from Chris Manning, the builder also involved with the neighboring Palmetto Harbor, is showing 41 residential lots. Four of the lots in The Bluffs at Palmetto Harbor will be adjacent to the Intracoastal Waterway. The property is zoned Single-Family Residential Low-Medium (R-1A). Most notable is the fact that the R-1A zoning requires a single-family dwelling lot area of 7,500 square feet. Timing and plans for the new home community of The Bluffs at Palmetto Harbor in North Myrtle Beach have not yet been announced.

6. Islewater at Grande Dunes
Islewater at Grande Dunes is one of the new subdivisions that is being developed within the same “Marina Village” section of Grande Dunes where Islecrest at Grande Dunes is being developed. Lennar will be the builder in Islewater at Grande Dunes. Lennar will be building 86 single-family homes in Islewater at Grande Dunes. Islewater at Grande Dunes is the second subdivision for Lennar within the Grande Dunes master planned community. Presales by Lennar of the single-family homes at Beach View at Grande Dunes started in June of 2025. Lennar is pricing the single-family homes in Beach View at Grande Dunes starting at around $900,000. As of December 2025, land development for the new home community of Islecrest at Grande by Lennar is well underway. Expectations are that Lennar will be announcing plans for Islewater at Grande Dunes later in 2026.

7. Islecrest at Grande Dunes
Dream Finders Homes presence in the Grande Dunes master planned community is now expanding. Dream Finders Homes will be building 111 single family homes in one of the final sections within the Grande Dunes master planned community – Islecrest at Grande Dunes. The new home community of Islecrest at Grande Dunes, being developed on an approximate 36 acre parcel of land, will have one of the premier locations in all of Grande Dunes, with numerous homesites directly along the Intracoastal Waterway. Given the proximity to the Grande Dunes Marina, this section of the master planned community of Grande Dunes is also being referred to as “Marina Village”. As of December 2025, land development for the new home community of Islecrest at Grande Dunes is well underway. Dream Finders Homes has not yet announced pricing or floorplans for the single-family homes in Islecrest at Grande Dunes. Expectations are that Dream Finders Homes will be formally announcing plans for Islecrest at Grande Dunes in early 2026.
