News Title:DRB Homes has announced that presales in Indigo at the Preserve – their new home community of 221 single-family and duet homes by DRB Elevate in North Myrtle Beach – will start in Spring of 2026
The Preserve is a new master planned community coming soon to North Myrtle Beach. The master planned community of The Preserve is conveniently located near the intersection of Highway 22 and Highway 31 right off of Water Tower Road. The Preserve will be developed on an approximate 100+ acre piece of property.
The Preserve is located near a couple of other communities that are currently under development - (1) Waterside by Meritage Homes and (2) Grande Dunes North Village by Ryan Homes. Barefoot Resort is located on the opposite side of Highway 22 from The Preserve.
On February 4, 2025, the North Myrtle Beach Planning Commission received an application for a major amendment to the Parkway Group Planned Development District revising The Preserve. The North Myrtle Beach Planning Commission originally recommended approval of the major amendment creating The Preserve at their meeting on August 30, 2022. The preliminary plat for the paired villas section of the development was then approved on June 18, 2024. At the December 12, 2024, meeting, the North Myrtle Beach Planning Commission approved a major PDD amendment, but the North Myrtle Beach City Council postponed that amendment to see a broader picture of development including the proposal addressed through this amendment. The North Myrtle Beach City Council discussed this amendment at a workshop held on January 27, 2025.
At a high level, the latest amendment reduced the density by removing the multifamily plan and replace it with townhomes and also adding townhomes.
Summarizing the new plan for the master planned community of The Preserve is to include the following townhomes, paired villas:
Indigo – 221 dwelling units
Retreat – 251 dwelling units
Bayberry – 135 dwelling units
In addition, the latest changes included the removal of the previously approved 10,000-square foot commercial space.
The amendment was presented to the North Myrtle Beach Planning Commission for a recommendation and then was forwarded to the North Myrtle Beach City Council at their meeting on February 17, 2025.
On May 6, 2025, the North Myrtle Beach Planning Commission reviewed and approved the application to make a minor amendment to the amenity and signage for the Indigo at the Preserve.
DRB Elevate will be the builder at Indigo at the Preserve. The 221 dwelling units at the Indigo at The Preserve will be a combination of single-family homes and duet homes. Among the amenities at the Indigo at The Preserve will include a community pool, pickleball courts and a dog park.
