There are a few established subdivisions off of Medlen Parkway (Elmhurst, Midtown Village, Kingston Bay) that may soon be getting some more company.
As depicted on the accompanying graphic, there are seven (7) parcels that are being targeted for new home community development along Medlen Parkway.
Lennar is targeting the first 3 parcels.
Realstar Development Group, LLC currently owns 3 parcels along Medlen Parkway – (1) 7.62 acre parcel, (2) 17.64 parcel, and (3) 62.72 acre parcel.
In 2021, Lennar acquired Realstar the privately-held Coastal Carolinas company operating along and well within a North and South Carolinas corridor that arcs as far north as Wilmington, N.C., and bends southwestward to Charleston, S.C. and Hilton Head. Realstar targets the Myrtle Beach area, with communities to the north up to Ocean Isle Beach, NC, including Pawleys Island, Conway, Myrtle Beach, Little River, and reaching south towards Hilton Head.
Lennar has not yet announced development plans for these 3 parcels.
S3 Land Development is targeting a 4th parcel
S3 Land Development currently owns 9.28 acres of land where the Medlen Park townhome community is being planned. Preliminary plans are for Medlen Park to have 102 multi-family units (townhouse-style). The 9.28 acre piece of land in which Medlen Park will be developed is planned to have 2.87 acres of open space.
S3 Land Development has not yet announced plans for this 4th parcel.
D. R. Horton is targeting the 5th, 6th and 7th parcels.
The Forestar Real Estate Group currently owns the 5th parcel. The Forestar Real Estate Group purchased this property in July of 2024 and will be developing the property. Forestar Group Inc. is a residential lot development company with operations in 57 markets and 23 states. Based in Arlington, Texas, the Company delivered more than 14,900 residential lots during the twelve month period ended December 31, 2023. In October of 2017, Forestar Real Estate Group became a majority owned subsidiary of D.R. Horton. The first set of preliminary plans for this 5th parcel were submitted for review in December 2022. A submittal for the proposed development of Chapman Village was submitted in January of 2024. The Chapman Village property is situated on approximately 12 acres right off of Medlen Parkway on the north side of downtown Conway.
D. R. Horton currently owns the 6th parcel – an approximate 12 acre parcel as well as a 7th parcel – an approximate 18 acre parcel of land off of Medlen Parkway.
D. R. Horton has not yet announced development plans for these 3 parcels.
