News Title: A new small townhome community is being planned in Myrtle Beach across US Highway 17 from the Market Common
On June 4, 2026, the Horry County Planning Commission will be reviewing a rezoning request to rezone 4 parcels of land located on Ranchette Circle just off of US Highway 17 across from Market Common.  The request is to rezone these parcels from Highway Commercial (HC) to Multi-Residential Three (MRD 3).  The true intent of Horry County’s MRD 3 zoning is to facilitate urban-density, mixed-residential developments. It accommodates up to 15 units per acre and encourages imaginative community design, interconnectivity, and sustainability while allowing flexibility in the mix of single-family, multi-family, and other housing types.

Preliminary plans are showing 13 “fee-simple” townhomes. The fee-simple is a type of townhouse ownership where the buyer owns both the home itself, and the land underneath the home .  This varies from many other townhome or condominium arrangements where the homeowner owns only the interior space and the land/common structure is owned collectively through a homeowner’s association (HOA).

Several road construction projects close to where these townhomes are being planned will most certainly add to the appeal of the community.

In early 2026, the Fred Nash Boulevard road construction project was completed under Horry County’s Ride 3 program.  The project was designed to improve traffic flow around the Myrtle Beach International Airport area and provide a much more direct connection between Fred Nash Boulevard and Harrelson Boulevard.  Completion of the Fred Nash Road construction improvements will also allow travel from the Market Common to Harrelson Boulevard without having to enter on to SC Highway 17.

The Fred Nash improvements also tie into the ongoing widening of U.S. 17 Bypass near the Myrtle Beach International airport, where South Carolina Department of Transportation (SCDOT) is expanding portions of the highway, from SC 707 to Shetland Lane, from four lanes to six lanes. This separate project to widen Highway US 17 is expected to continue through the end of 2026.

The new Centex/Pulte community of Crescent Cove is being developed close to where the Ranchette Circle Townhomes are being planned.  Plans are for there to be approximately 300 single-family homes in Crescent Cove.  The single-family homes in Crescent Cove started presales in early 2024.  As of May 2026, the single-family homes in Crescent Cove have sold from approximately $322,000 to approximately $810,000 with an average selling price close to $500,000.

Lauderdale Bay Estates is another new home community close to where the Ranchette Circle Townhomes are being planned.  Homes first sold in the initial phase of Lauderdale Bay Estates back in 2018. The initial phase of Lauderdale Bay Estates has been completed. The single-family homes in the first phase of Lauderdale Bay Estates have sold as high as 1.1 million with an average selling price at around $475,000.  As of May 2026, an additional 26 single family homes in Lauderdale Bay Estates are currently being development.
No further details or timing has been announced on this new townhome project off of Ranchette Circle.
