This property where Amerling Ridge is being developed consists of 4 parcels (1) 2.02 acres, (2) 10.84 acres, (3) 17.37 acres and (4) 10.13 acres – totaling approximately 40.57 acres.
The combined parcels were rezoned back in the latter part of 2024 from Commercial Forest Agriculture and Forest Agriculture to Multi Residential District 2 simultaneous with amending the Imagine 2040 Comprehensive Plan for these parcels from Suburban to Rural Communities.
Preliminary plans for the new community of Amerling Ridge in Longs show 90 single-family homes.
Amerling Ridge will be developed close to several other relatively new communities. Directly next to Amerling Ridge is the 92 single-family home community The Village at Longs currently being developed by Beverly Homes. Ivy Woods, an 82 single-family home community currently being developed by D. R. Horton, is close by as well along with the well-established 38 single-family home community of Timber Ridge.
Long Acres Drive is a paved two lane Horry County maintained road. The plan for Amerling Ridge includes a 25 foot streetscape buffer and two access points on Long Acres Drive as well as a 35 foot streetscape buffer along Highway 905. In May of 2025, encroachment permits have just been obtained on each of the four parcels that will be part of the new subdivision of Amerling Ridge to make Improvements that include grading roadside ditching, and two waterline jack & bores.
As of May 2025, timing and pricing for the new single-family homes in Amerling Ridge has not yet been announced.
