On October 23, 2025, there will be a notice of public hearing by the Loris Planning Commission regarding the annexation of approximately 54.88 acres into the corporate limits of the City of Loris.
There are two parcels that make up these 54.88 acres.
One parcel consists of 31.73 acres and that is currently zoned as R-2. The R-2 zoning district is intended to accommodate medium density residential development and a variety of housing types on small lots or in project settings, in areas accessible by major streets and in proximity to commercial uses and employment uses.
The second parcel consists of 23.15 acres and that is currently zoned as IND. The IND zooming district is intended to accommodate wholesaling, distribution, storage, processing and manufacturing uses in an environment suited to such uses and operations while promoting land use compatibility through the application of performance standards within and beyond boundaries of this district.
With the annexation, having property within the municipality can give access to improved services like better police and fire protection, which can in turn reduce insurance rates. Of more importance to some property owners, particularly businesses, might be better water and sewer rates through annexation into cities and towns that operate such utilities or have intergovernmental agreements in place to offer reduced rates for customers. Many property owners considering development of their property are coming into Loris with its zoning and land-use regulations to provide more options for development density, which in turn can make the land more valuable and a project more economically feasible. The City of Loris would benefit as bringing more property and residents into municipal limits can reduce costs for services through economies of scale, meaning the more customers there are for a service, the lower the per-customer cost for that service.

· Wildwood (Lennar) – 173 single family homes on an approximate 90 acre parcel of land
· Bayboro Quarters – 206 single-family homes on an approximate 127 acre parcel of land
