Summary of this Myrtle Beach Area New Home Community:
Arcadia is a large, established new-home community in the Forestbrook area of Myrtle Beach, South Carolina, featuring a diverse collection of single-family homes built by three nationally recognized and regional homebuilders. First opening for home sales in the spring of 2023, Arcadia has experienced strong demand, with hundreds of homes sold since the community first began closing homes in April 2023.

Two of the three builders, Lennar and Pulte Homes (Centex), have completed their homebuilding and sales activity in Arcadia in the middle of 2026. Mungo Homes completed final opportunities in the community in late 2026.

Home prices in Arcadia have ranged from approximately $300,000 to the mid-$700,000s, with an average selling price of around $420,000. The broad price range reflects the variety of home designs, sizes, features and construction options offered by the three builders throughout the community.

Location of Arcadia in Forestbrook

One of Arcadia's biggest advantages is its convenient central location between Myrtle Beach and Conway. Situated in the Forestbrook area, the community offers residents easy access to two of the Grand Strand's major transportation corridors, Highway 31 and Highway 544, with both less than a mile away.

This location provides a nice balance between the convenience of living close to Myrtle Beach and the more residential atmosphere of the Forestbrook and Conway areas. Highway 31 provides convenient connections to North Myrtle Beach, Carolina Forest and other parts of the Grand Strand, while Highway 544 offers a direct route toward Conway, Coastal Carolina University and the shopping, dining and employment centers along the Highway 501 corridor.

The beaches of the Atlantic Ocean are also less than a 10-minute drive away, making it possible to enjoy the coast without having to live directly in the more congested beach areas. Shopping, restaurants, grocery stores, medical facilities, schools and everyday services are all within a relatively short drive.

For homebuyers looking for a centrally located community with convenient access to both Myrtle Beach and Conway, Arcadia offers an appealing location.

About the Arcadia Community

Arcadia is a relatively large residential development in Forestbrook, with Horry County approving plans for 869 single-family homes and an additional 87 multifamily residences. The approved development represents a substantial residential addition to this growing section of the Myrtle Beach area.

One of the distinguishing features of Arcadia is that it was developed with three different homebuilders, each offering its own selection of floor plans, architectural styles, pricing and features. This builder diversity gave homebuyers considerably more choices than they might find in a typical single-builder community.

The amenities include a community swimming pool, sports courts, playground and clubhouse. The clubhouse provides a gathering space for residents and includes a fitness center, giving homeowners opportunities for recreation, exercise and neighborhood activities without having to leave the community.

Arcadia is also a natural gas community. High-speed internet and television service are included in the homeowners association fees, adding to the convenience of living in the neighborhood.

Builders in Arcadia

Three builders have played a role in the development of Arcadia: Mungo Homes, Lennar and Centex/Pulte Homes. Each brought a different collection of home designs and price points to the community, helping create a diverse selection of homes.

1. Mungo Homes – Builder in Arcadia

Mungo Homes was the final active homebuilder in Arcadia.

Founded in South Carolina, Mungo Homes has a long history of building new homes throughout the Carolinas and other Southeastern markets. The company has established a reputation for offering a wide variety of home designs, with an emphasis on functional floor plans, flexible living spaces and features designed for today's homebuyers.
Mungo Homes is now part of Clayton Home Building Group, which operates under Berkshire Hathaway, bringing the company into one of the largest residential homebuilding organizations in the country.

Mungo's homes in Arcadia offered a particularly broad selection of living spaces, with floor plans ranging from approximately 1,671 to more than 4,330 square feet. Available designs have included homes with 2 to 6 bedrooms and 2 to 4.5 bathrooms, providing options for a variety of household sizes and lifestyles.
Prices for Mungo Homes in Arcadia have started in the low $400,000s.

2. Lennar – Former Builder in Arcadia

Lennar was one of the three original homebuilders in Arcadia, bringing its extensive national homebuilding experience and selection of new-home designs to the Forestbrook community.
Headquartered in Florida, Lennar is one of the largest homebuilders in the United States and builds homes in markets throughout the country. The company is known for offering a variety of home designs and incorporating many of its popular features and finishes into its homebuilding packages.
Lennar helped contribute to the diversity of home styles and price points available in Arcadia, giving buyers another option alongside Mungo Homes and Centex/Pulte.
Lennar completed its homebuilding and sales activity in Arcadia in the middle of 2026.

3. Centex / Pulte Homes – Former Builder in Arcadia

Arcadia originally featured homes marketed under the Centex brand, which is part of PulteGroup, one of the nation's largest homebuilding companies.
PulteGroup operates several homebuilding brands, including Pulte Homes and Centex. While the brands are part of the same parent company, they serve different segments of the new-home market and offer their own collections of home designs and features.

Centex was the brand initially associated with PulteGroup's homebuilding activity in Arcadia. Its participation gave buyers another choice in the community, with homes designed to offer a combination of value, practical layouts and modern living features.

PulteGroup has a long history in residential construction and builds homes in markets across the United States. Its experience and national presence made it one of the three major builders participating in Arcadia's initial development.
Pulte/Centex completed its homebuilding and sales activity in Arcadia in the middle of 2026 and Mungo Homes completed theirs in late 2026.
