When new home communities are selling well, it tells builders, developers, and lenders that buyers are active, pricing is supported, and absorption rates can sustain additional projects. Continuing to develop more communities allows builders to capitalize on momentum, meet ongoing housing demand, and maintain a healthy pipeline rather than risk falling behind the market.
The strength of the new-home market in the Myrtle Beach area is underscored by the unusually high number of communities that have sold out or completed construction in 2025 alone.
In 2025, seventeen new home communities throughout the Myrtle Beach area reached full buildout, marking another strong year for new residential development. The list of completed communities in the Myrtle Beach area in 2025 is provided below.
Buckeye Forest - D. R. Horton first began to sell single family homes in the Conway new home community of Buckeye Forest back in June of 2023 and sold out all 107 single-family homes in 2025.
Coastal Point West – Coast Point West started to sell the single-family homes in the summer of 2021 and Mungo Homes completed development of all 181 single-family homes in June of 2025.
Fowler Estates - Fowler Estates is a boutique new home community in Conway by Dream Finders Homes that featured just eleven exclusive homesites ranging from 3 to 5 acres.
Heather Glen - Heather Glen offered a variety of homes in this 1,000-homesite Little River community. The homes in Heather Glen first started to sell back in early 2020. Since that time over 900 single family homes were developed and sold in Heather Glen. As of September 2025, D. R. Horton officially sold out Heather Glen.
Hidden Pines - After 2 years of development, Lennar completed construction of all of the 214 single-family homes in the new community of Hidden Pines in Carolina Forest.
Hoffman Park - After just one year of sales, all 80 of the Blakely model townhomes in Hoffman Park were sold by Lennar.
Lyden Village - There were 53 single family homes built by Mungo Homes in Lyden Village. Homes first began to sell in Lyden Village back in September of 2023 and Mungo Homes sold out Lyden Village in April of 2025.
Merrill Villas - Single-family homes in the new home community of Merrill Villas in Carolina Forest first closed back in June of 2022. It took Mungo Homes less than 3 years to complete the development of all of the 185 single-family homes in Merrill Villas.
Plantersfield – Starlight Homes, an Ashton Woods brand, sold all 87 of the single family homes in the new Conway community of Plantersfield. The new home community of Plantersfield first began to close homes in the late spring of 2024. In a little over a year the community sold out.
Ranch Haven - Ranch Haven is a new home community in Murrells Inlet that began to sell homes in the spring of 2024 and completed development in 2025. D. R. Horton was the builder of the 50 single-family homes in Ranch Haven.
Red Hill Commons - Red Hill Commons is a new home community in Conway that completed development in July of 2025. The single-family homes in Red Hill Commons first started to sell in the spring of 2021. Hanco Construction was the builder of all 95 single-family in Red Hill Commons
Saddle Ridge - Saddle Ridge is a new home community in Conway just west of Highway 701 that first began to sell single-family homes in 2023 and completed development in 2025. Lennar built total of 139 single-family in Saddle Ridge.
Sessions Point - Sessions Point is a Conway new home community that first began to sell in the spring of 2023. In August of 2025, Mungo Homes announced that they officially sold all of the 90 single-family homes in Sessions Point.
Tallwood Lakes - Tallwood Lakes is a new home community in Longs D. R. Horton. Homes first closed in Tallwood Lakes back in April of 2023. Less than two years later, as of March 2025, D. R. Horton old all of the 92 single family homes in Tallwood Lakes.
Waterway Commons - Lennar was the builder in Waterway Commons - a new community in Myrtle Beach of 73 beach cottage-style homes that initially started presales in early March of 2025. The first single-family homes in Waterway Commons closed in July of 2025 and by September of 2025, Lennar announced that all of the homes in Waterway Commons were either sold or were under contract.
