Poplar Oaks is a new home community coming soon to Conway. Locals will recognize this area as Baxter Forks, a small but growing crossroads community located near the intersection of Highway 410 and US Highway 701, just a few miles northeast of downtown Conway. The location of the Poplar Oaks new home community offers the appeal of a quieter setting while still providing convenient access to downtown Conway’s historic district, shopping, dining, and everyday services, as well as nearby connections to Highway 22 and the Grand Strand.

The appeal of Poplar Oaks will be further enhanced by planned improvements to US Highway 701. As part of Horry County’s RIDE 4 program, the widening of US Highway 701 from SC Highway 22 to SC Highway 410 will transform this important corridor into a four-lane roadway, improving traffic flow, increasing capacity, and enhancing connectivity throughout the area. The project also includes the addition of turn lanes at key intersections to improve safety and reduce congestion as northern Conway continues to experience significant residential growth. These infrastructure improvements will further strengthen the accessibility and long-term appeal of communities such as Poplar Oaks, positioning the Baxter Forks area for continued growth and development.

Sturzenbecker Development Corporation was the land developer behind Poplar Oaks. Headquartered in Myrtle Beach, Sturzenbecker provides a full range of development and construction services, including pre-construction planning, design/build services, general contracting, and construction management.

Lennar is the homebuilder for Poplar Oaks, bringing its nationally recognized homebuilding experience to this new Conway community.

Horry County has approved 80 single-family residential lots within Poplar Oaks on an approximately 39.76-acre parcel. Current plans from Lennar are to build 78 single-family homes in the community, introducing new housing opportunities in the growing Baxter Forks area of northeastern Conway.

Lennar is offering the following four floor plans in Poplar Oaks.

Dover – The Dover floor plan in Poplar Oaks is a single-family home with 3 bedrooms, 2 bathrooms, a 2 car garage and approximately 1,520 square feet of living space. This single-story home features two bedrooms and a bathroom located at the front of the home, while the open kitchen, breakfast area and family room flow to the backyard with adjacent sliding doors. At the back of the home is the owner’s suite with a full-sized bathroom.

Harrisburg – The Harrisburg plan in Poplar Oaks is a single-family home with 4 bedrooms, 2 bathrooms, a 2 car garage and approximately 1,779 square feet of living space. In this new single-story home, the foyer extends to an open living space in the kitchen, dining room and a family room with sliding doors leading to the patio.
