Summary of this Myrtle Beach Area New Home Community:
Champions Reserve is a new single-family home community coming soon by Lennar in Little River, South Carolina.  The new home community of Champions Reserve is located within the larger Sandridge Tract, a significant master-planned development area on the west side of the Intracoastal Waterway.  Champions Reserve represents another step in Lennar's expansion into the rapidly developing North Myrtle Beach/Little River corridor and is particularly notable because it introduces a single-family product alongside Lennar's recently announced Champions Park townhome community.  Both projects are part of the broader development activity taking place around the North Myrtle Beach Park & Sports Complex and the Champions Boulevard corridor.

The Sandridge Tract encompasses approximately 2,400 acres that were annexed into North Myrtle Beach beginning in 2011. The tract was part of a series of large west-of-the-Waterway land acquisitions and annexations that significantly expanded North Myrtle Beach's future development area.  The city's 2018 Comprehensive Plan identifies the approximately 2,400-acre Sandridge tract as one of the major areas that expanded North Myrtle Beach west of the Intracoastal Waterway.
Sandridge is important because it is not simply another residential subdivision. It is part of a much larger long-term growth corridor that extends the development pattern established by the nearby Parkway Group's approximately 1,619-acre tract and Barefoot Resort's approximately 2,300-acre tract. Together, these large developments have transformed the western side of North Myrtle Beach from largely undeveloped land into one of the area's most significant concentrations of residential, recreational and commercial growth.

At the same time, development of the Sandridge property has been deliberately structured around a combination of developable land and conservation areas. A substantial amount of land within the larger Sandridge holdings has been placed under conservation easements, preserving wetlands, forests and other environmentally sensitive areas. Those easements permanently restrict future development on the protected portions while allowing development to occur on designated portions of the remaining property. Individual Sandridge properties marketed under conservation easements illustrate how extensive those protected areas are and how they contribute to the overall character of the larger tract.

The 650-home development agreement

One of the most important pieces of the Champions Reserve story is the development agreement governing the remaining Sandridge property.  North Myrtle Beach amended the agreement to establish a maximum density of 650 residential units on the remaining developable Sandridge property.  The agreement also includes building-height restrictions, with approximately half of the developable acreage limited to a maximum building height of 35 feet and the other half limited to 50 feet.

The 650-unit figure deserves some explanation. The property had previously been associated with a higher allowable density of 750 units.  During negotiations over the amended development agreement, the city initially considered 550 units. The final agreement ultimately permitted 650 units, accompanied by additional public-benefit and public-safety fees.  North Myrtle Beach City Council discussion makes clear that the 650 units represent the overall maximum associated with the remaining Sandridge property—not necessarily the number of homes that will ultimately be built in Champions Reserve alone.
That distinction is important because Champions Reserve and Champions Park are individual communities within the larger Sandridge development area. The actual number of lots allocated to Champions Reserve will depend on the approved subdivision plan and the portions of the property being developed for that neighborhood.

A location benefiting from major infrastructure investment

Champions Reserve's location is one of its strongest long-term advantages. The community is positioned in the developing area around Robert Edge Parkway, Highway 31, Champions Boulevard and the North Myrtle Beach Park & Sports Complex, providing access to the major road network serving North Myrtle Beach and the northern Grand Strand.
The area has also benefited from the Horry County RIDE 3 Champions Boulevard extension, which was designed to improve connectivity between Champions Boulevard and Long Bay Road. The road project is particularly significant because it improves access through an area that historically had limited east-west connectivity. The new roadway infrastructure is helping support additional residential development while also improving access to the recreational facilities surrounding the sports complex.

North Myrtle Beach Park & Sports Complex

The proximity to the North Myrtle Beach Park & Sports Complex gives Champions Reserve an unusual recreational advantage for a new single-family community. The complex has evolved into one of the major recreational destinations in the North Strand, with athletic fields, walking areas, ponds, playgrounds, picnic facilities, an amphitheater and other amenities.
The complex's expansion and the accompanying Champions Boulevard improvements have further strengthened this part of North Myrtle Beach as a regional sports and recreation destination. Rather than being an isolated residential development, Champions Reserve will be part of a growing area where new housing, transportation infrastructure and recreational facilities are being developed together.

That distinction could become increasingly important as the area matures. The sports complex brings year-round activity to the corridor, while the surrounding road improvements make the area more accessible from Highway 31, Long Bay Road and other major routes. For homeowners, the combination creates a location that offers more than simply proximity to the beach—it provides access to a growing recreational and transportation network.

Lennar's expanding presence in Sandridge

Champions Reserve is particularly significant because it is the second Lennar residential community announced within the Sandridge Tract.  Lennar previously introduced Champions Park, a townhome community located nearby within the same broader development area.
Champions Park is substantially smaller than the overall Sandridge tract, with Lennar's site plan showing approximately 170 townhomes. The project is being developed through multiple Lennar townhome collections, giving the builder an unusually broad selection of attached-home designs for the Myrtle Beach market.

The two projects therefore represent two different segments of Lennar's product strategy in the same emerging corridor. Champions Park provides relatively attainable townhome housing, while Champions Reserve is planned around single-family residences, giving Lennar an opportunity to serve buyers seeking a traditional detached home.
There is also an interesting land-development component behind Lennar's activity here. Millrose Properties, the publicly traded residential land company spun out of Lennar's land business, has been involved in providing finished homesites for Lennar. Millrose currently owns the more than 55-acre tract associated with Champions Park, illustrating the increasingly important relationship between Millrose's land-development operations and Lennar's homebuilding business.

As of August 2026, Champions Reserve remains a future/coming-soon Lennar single-family community rather than an actively selling neighborhood.  Lennar has not yet released public information establishing a sales center, model-home opening, floorplans, lot count, base pricing or presale schedule for Champions Reserve.
