Summary of this Myrtle Beach Area New Home Community:
Wildwood is a new home community just outside of downtown Loris that is in the early planning stages. Current efforts for the new home community of Wildwood in Loris are looking to rezone approximately 89.84 acres from Forest Agricultural to Multi-Residential Preservation (MRD-P) for 173 single family units.

The MRD-P zoning district is relatively new in Horry County. With MRD-P zoning, a smaller minimum lot size becomes permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. Simply speaking, a property with MRD-P zoning will have more green and more open space, but potentially more homes closer together.

The new home community of Wildwood will be developed directly off of Highway 9 just south of the intersection between Highway 701 and Highway 9 in Loris.

Sutton Farm (D. R. Horton), Woodland Valley (Creekside Homes/Great Southern Homes) and Warner Crossing (Lennar) are a few of the neighboring subdivisions.

Lennar is expected to be the builder in the new home community of Wildwood in Loris.

In 2023, Lennar was the second largest home construction company in the Unites States based upon number of homes sold. Lennar operates in 26 states and 75 markets across the Unites States. The name “Lennar” is a blend of two of the company’s founders – Leonard Miller and Arnold Rosen. Lennar is well committed to building in the Myrtle Beach area. Lennar is actively building in over 20 communities in the Myrtle Beach area.

In 2021, Lennar acquired Realstar Homes, the privately-held Coastal Carolinas company operating along and well within a North and South Carolinas corridor that arcs as far north as Wilmington, N.C., and bends southwestward to Charleston, S.C. and Hilton Head. Realstar targets the Myrtle Beach area, with communities to the north up to Ocean Isle Beach, NC, including Pawleys Island, Conway, Myrtle Beach, Little River, and reaching south towards Hilton Head.

Lennar has not yet announced specific timing or pricing of presales in Wildwood.
