The new home community of the Sand Dunes @ 25th is conveniently nestled between 25th Avenue South and 26th Avenue South on the third row back from the beach.
Sand Dunes @ 25th is located adjacent to Virginia Marshall Park - a small neighborhood park and public green space located on the south end of Myrtle Beach near the oceanfront area around South Ocean Boulevard. Virginia Marshall Park is not one of the city’s larger destination parks, but rather a more secluded local park that has historically served nearby residents.

The Myrtle Beach International Airport is located on the opposite side of Highway 17 to Sand Dunes @ 25th. MYR serves as the gateway to Myrtle Beach, the Grand Strand, and the Hammock Coast.

The airport is owned by Horry County Department of Airports and is served by Allegiant, American, Avelo, Breeze, Delta, Frontier, Porter, Southwest, Sun Country, and United Airlines. At the end of 2025, a 50,000-square-foot expansion to Concourse A at MYR was completed, further enhancing the airport’s ability to accommodate the continued growth in passenger traffic and tourism to the Myrtle Beach area. The expansion added additional gates, improved passenger amenities, expanded seating and concession areas, and strengthened MYR’s position as one of the fastest-growing airports in the Southeast.

The site of today’s MYR was formerly the Myrtle Beach Air Force Base, which operated from 1955 until its closure in 1993 before being redeveloped into the current commercial airport. Among the remaining former Air Force Base parcels near Sand Dunes @ 25th is an environmental control unit featuring solar arrays that are part of a utility-scale, ground-mounted photovoltaic system designed to export power to the South Carolina electric grid.
